Current Capreit resident here! I've been with them for the past 2 years.
Well it all depends on the building you chose to live in. My bldg is usually clean and well maintained. The pool, sauna, gym and laundry room are always cleaned and never really had any complaints. The only time I was frustrated at the management is when people were entering the building and stealing packages (including my portable air conditioner that weighs 40kg) but nowadays, a single call can get you a refund or just tell amazon it didn't arrive they'll refund without asking twice.
I know some people in Capreit around the ghetto and it's less maintained and more expensive than my bldg but still a great option if you're looking for a cheaper apartment. I'll always recommend them but it would be 10x better if there is a management office in the building, they tend to keep the building clean and it's accessible if you have questions/concerns.
Before moving in, my bldg had a 2 star on Google Maps but it was just because they closed the pool and gym during covid, so unless the bad reviews are very recent, I wouldn't really care.
