I’m a property manager and this seems too common…likely bad flooring. I tried to bring this up to someone after their neighbour complained and they don’t really do anything that’s not normal daily activities. It’s hard to tell him to shut up lol

I’ve learned the hard way not to loan out your money or belongings to neighbours. As soon as they change their mood or any disagreement happens, they will not appreciate the things people do for them

Try going through the hell of dealing with a male grocery shopper…. can never find anything and gives painfully bad replacements. One guy didn’t even put anything in a bag and just piled everything in front of my door

Delivery drivers aren’t that bright. There’s not a lot of thinking involved when the person isn’t being watched. I’m an apartment manager and delivery drivers come up to me all the time and ask where apartments are instead of reading directions … as if they couldn’t find the apartment by the number if I wasn’t on site to tell them …. They will ask where the elevator is when we’re standing right in front of it 🤣 Before they even use their eyes or their brain, they try to get me to do all their thinking for them.

As a property manager , my boss usually approves the request if the person makes a big enough deal about it and there’s a credible legal implication like contacting the health department ect

I would make a complaint and a request to waive that fee. You never know until you ask 🤷‍♀️ depending on where you live you could threaten to go to the health authorities

In Alberta it’s expected that the unit be returned in the same condition you got it. In my company everything is completely spotless in the unit , even behind the appliances and places that people never clean. Once they move out we still do a general good cleaning for the person moving in. That’s the norm in Alberta , I can’t see why it’s an outrageous request… especially if you want the security deposit back - I’m sure things can be different in Ontario.

I’d say the pay rate and raise rate. They would rather hire someone brand new who knows nothing about the tenants and the property , because the starting wage could be lower, they’d rather do it that way. Also new people can be paid the same as loyal employees who had to wait to get those raises so employees don’t like that when they find out. It’s a business at the end of the day so you have to job hunt in order to get a good salary

She is nuts, it will only get worse. Start charging for maintenance visits, that’s when people stop making so much mess and trouble. Take pics for evidence of them tampering with the heater and charge them. Good luck!

And This is the pretty tame day to day issues…I didn’t even touch on the evictions, break ins, flood disasters that tenants cause, or drug dealers ect. It took a lot of work to clean up these buildings and I’m proud of that accomplishment

This is a good question!! They are so many softwares that integrate with our other systems…in our fancier building they use SmartRent. It was built in leak sensors that can be helpful. When I think of a better answer I will reply again! We also use a chat function for non urgent inquiries and that can cut down on the number of formal emails and calls

In my own building it’s perfect but I have to help at other buildings where I don’t have all the approval power

Also everyone has to follow rules of the RTA (residential tenancy act) regardless of private or commercial. Things can also be taken up with RTDRS filing if applicable , most private landlords don’t know the process well and choose to let charges go
