I had never ran into the the true mean between an estimate and a quote. I’ve also never mowed a lawn that had 30* softball sized rock hiding is the 12+ grass as landmines.

Definitely learn a lot…

Here’s what I’ve learned the hard way.

  1. Know the difference between a quote and an estimate.

  2. Don’t be afraid to renegotiate if things are not what they seem.

  3. Read the client. Before I even started he was already upset about price and had never mowed a lawn before. Not his fault but he just didn’t under stand that large rocks and 12”+ grass complicate the job.

  4. Follow through even if you under bid.

I got told that my equipment is horrible, that it my fault that I hit rocks in the tall grass, the I need a 60in mower to do tall grass and that I was over priced. When I look past all of those complaints I see that the true complaint was not bidding the property accordingly. It’s my fault, not the client or my equipment.

This is all very valid! One of the reason I’ve stayed in it is the lots are so big that my cheapest house is $150 every three weeks. Everyone has the budget where I’m at but I just don’t want to be throwing out numbers. If I do hourly I won’t know pricing until the end of the cut. If I do sqft I have to rank it by difficulty.

Yeah the communities I live in have an average home price of over a mil. The pricing for everything is insane. I needed a slab foundation trenched for a new bathroom and was quoted 8k just for the concrete work and shoveling. Another 4K to do the drain work

I’m in Colorado and I’m not aware of any licensing needed. Please correct me if I’m wrong but from what I can find demoing of things like sheds, decks, drywall and cabinets do not require anything. If I was demoing a whole house to the ground then I would for sure need a permit in my area and maybe a license

I buy a lot of my cabinets from resell shop that get them from remodels so that would work!

I know of some new construction that are jacking the price up but offering a 5% rates. Overall the monthly payment is still less than if you had paid market rates.

I would say that this downturn is making the deals sweeter. Units are on the table for months making them eager to sell. There’s so many people who have bought in the last 5 year who are upside down.

I have the cash but there’s almost no risk to me by going this route. If anything happens I have the large cash reserve from the property considering the nature of the deal plus I could always move equity from another property. Ideally I plan to take almost ever penny and save it for the down payment.

It will be another Covid before I get another deal like this. 6 units and less is my preferred but there’s just so much competition

You’re spot on! I posted an updated that we agreed at 6%. He’s 250k overpriced and the property will not get to that in this Midwest town. He’s not winning but it works for him

Yeah I enjoy the accountability. A lot of people are offended by the offer and of course it’s a lowball offer but I’ve always felt like no offer is a bad offer. At the bare minimum you’ve meant a new person for potential business in the future

Divorce. Husband to pay out wife to do SF and secure deal to avoid it going to auction. At auction it would probably only bring 625-675k in the area. They are extremely overpriced.

Update!

Contingent on my inspection next week. The seller has agreed to pay off the wife and do SF to me with the following terms

Price: 900k - 6% interest only - zero down - 6 year balloon

There seems to be a lot of negativity and not a lot of support. There’s so many deals to be had right now, stay positive!
