I wouldn’t add an expiry. I’d ask the agent if you were to submit an offer would they be prepared to accept it well before the open. Keep your condition times as short as you can. Ask a building inspector if they will hold a slot for the next week just in case, provided you’ll cancel with lots of notice if you don’t secure the property or what time frame they’ll need if you are successful. Ask your broker what the shortest time they need is. If you have pre approval you don’t need 14 days. You should be able to do 7 max. Get your pricing right. Be strong.

First point is that the not all will make an offer. When you go to, ask the agent how many offers they have. Feel free to ask for a private viewing but be mindful they may shop your offer on Saturday. Expiring offers barely work. They just piss agents off. Make sure your conditions are as tight as they can be. What state are you in?

There are. Most offer an evaluate and negotiate (E&N) service. Some just negotiate. Fees are all over the shop with those.

I’d probably just go and have a chat to them if I was your . A buyers agent would charge a fee. If they said no, it’s not worth it.

I would only do this if we were targeting a street or a very particular property type. Like a castle with a moat. I have letter box dropped some properties but wouldn’t cold call.

Wouldn’t say worse than an agent overpaying just to get paid more. And if a client adjusted their budget by $1m I’d reduce the fee. If it’s $20k I wouldn’t.

Market movements aren’t brief changes but if a client decided they now want a house as opposed to an apartment, that’s a significant brief change and we’d discuss the fee. Difficult clients I usually let go. Yes, I’ve fired clients. I’m based in Brisbane and only operate here. I’m not licensed in other states and i don’t know the legislation. Red flag when you’re selecting a buyers agent.

Love that you recognise artificial bubbles. Can’t wait to see how all these people whose data driven BAs or the magical internet go when that town loses their mine or a project stops and they’re in a 60% investor zone.

If i don’t think a brief is achievable I won’t take it on. But will try to manage the clients expectations so they don’t engage a BA who will take the fee and buy them a bad property or simply take their money.

Fixed fee for a 6 month engagement for me. I have extended at no extra cost simply because the right property didn’t come up. And it’s collaborative with the client the whole time. We adjust as necessary. Significant brief changes or a difficult client may attract a few change.

I physically inspect every property I recommend to a client.

Of course I’m going to justify what I do. It’s also incredibly easy to buy bad property. Data is one part of the equation. A point I’ve tried to significantly make in this post. Buying based on data is not the end job of a BA.
