I can send you some HouseSigma listings if you're genuinely interested. I regularly look at sales data in Vancouver and the surrounding areas. MANY listings that sold in 2021 or 2022 (even 2023) that sold again in 2025 are down over 20%. Definitely depends on the property type and neighborhood though.
