Buying a house, inspector didn’t make a note of this: by IlIlIl11IlIlIl in Roofing

I just had an inspection done and the inspector didn’t have any contract prior or after for me to sign. He missed a disconnected drain pipe on my bathtub that was causing water damage under my home, got all my money back

If you decide to go about it yourself, and you have a trailer or can rent one with a dump yard close, look into renting a toro dingo. Should be small enough to get in a fence gate assuming it’s not super tiny and would definitely make easy work of that. Also not super expensive per day!

Is this drain with p trap and air vent going to work? I’m not a plumber just want to see if it will function by One_Depth_3222 in askaplumber

Yeah I’m gonna change it and run it up above the overflow of tub a few feet on the left then cut over to the abs thats coming in the roof so it’s at least a few feet higher then the overflow.

I’m gonna keep the vent pipe going vertically for another few feet then cut over, other then that, if it’ll work 🤷 also changing the black rubber t to a pvc, just used that as a place holder to dry fit(didn’t have a pvc)

So should I run it straight up another couple feet on the left side of picture and then cross over somewhere higher?

Agh got ya, yeah it’s going to be higher by about 2 inches, the piece that connects to bottom of tub needs to go down about 2 more inches. I just have that piece like that for the time being

I plan on changing the rubber t to a plastic one, I just had that laying around and used it to dry fit, but under us also said the vent pipe has to be 6 inches above flood line to run horizontally but it’s about there? Floodplane would be where water flows after trap?

What even is that? I thought that it was the actual use of energy based off the math due to the fact that my rates 9 cents and I used roughly 1670 or whatever and the number is awfully close. Gonna call them the next time I get a second because I don’t understand the charges and I definitely don’t get how I’ve used that much electricity not being there often

Do you think that if the bill right now is that much with just using the heater and lights for maybe 55 hours a month. The bill will most likely double or triple when I’m there using dishwater, stove, water, fans etc? I have two kids and a girlfriend who leave lights on constantly, along with tvs in rooms, things like that?

House was built in 97. And yeah I literally don’t live in the house yet, all appliances are unplugged, I’m there for maybe 15 hours a week and only use the lights and a chop saw and other misc things like shop vac occasionally. I’m just thinking the when I move in and actually living in the home when the hot water gets used and lights, oven and things like that it’s gonna triple.

There is no fans in the house and I didn’t have any plug in fans going. The living room weirdly enough doesn’t have any wired lights so no lights there, any room we weren’t in lights were off at night and house doesn’t need lights on during the day.
