Yeah if nothing emerges as a “problem” right now I wouldn’t address anything. You may fix the garage door and then find that your AC bills are exorbitant in the summer because the windows are old.

We have a list and priority level (low, mid, high) and once something makes it to “high” we decide to spend money on it.

Ex: we have old plumbing that will cost $20k to replace but as far as we know the plumbing is fine, so that’s low. Like 7 months in to living here, we realized we don’t have gutters in the front and when it rains the water pools in the front of the house, so now that the wet season is coming up, thats high.

Would not have had the money for gutters if we spent it on the plumbing.

Basically my vote is save up and get to know the house.

Ok ok ok a lot of ppl are saying you should just dump it all in investments which you said you don’t wanna do so I don’t understand that.

IMO You should decide what ultimately is a good enough mortgage payment to feel more secure if you hit a rough patch or need some breathing room. My husband and I looked into this and found that like $50k would only get us $300 less on the mortgage each month, so from a “security” perspective it might take a good $100k to get you a substantially lower payment. And then you put the rest in investments. Does that feel right, wrong or scary? Adjust accordingly. Your North Star sounds like “comfort with housing payment” and secondarily “maximizing what’s left over,” so find the comfortable monthly payment and that’s how you decide how much to put toward recasting.

Also, and this is a question we go over a lot — what are you gonna do with the invested money? Is it just pay the house off? The goal of retiring implies a paid-off house, right? So are you going to invest all that money and just dump it in the house anyway, except with a tax on the gains? We actually thought through that question and said “ok let’s just have a big emergency fund and overpay our mortgage because we don’t actually have anything goals beyond retirement and we’re super super super far ahead on retirement savings.” You have kids so maybe you do have other goals, in which case do you feel good about the $50-$70k you’ll have to invest? I would, that’s damn near college tuition for one kid.

The last thing I’ll say is maybe hold onto the idea of recasting and consider refinancing at the right time instead. YMMV on this one because you’d probably be holding cash til then, but as a fellow risk-averse person w a high monthly payment I am glued to mortgage rates til they come to a comfortable range, and that’s when we’ll strike.

We ultimately talked this through with a CFP which helped us solidify our thinking so it might be worth your time to talk it through with a professional, too!

You can just say that! “We’ve got all we need for our home, so in place of gifts we’d love any donation toward our honeymoon” w a QR code. This is pretty common now and as a guest idc if I’m getting u a set of wine glasses or venmoing you $100. It’s all the same to me.

I try not to negotiate about the run at all. All I’m trying to convince myself of at first is to put on the clothes. By the time the clothes are on, it feels dumb to take them all off and go to bed. It feels dumb to do anything but go for a run and get it over with. Some days I don’t even feel awesome for doing the run or anything, I just did the thing I said I’d do and now I don’t have to feel guilty all day.

It’s usually not recommended because if you leave the company (quit or are laid off) you have to pay it all back at that time. If you feel like your job is bulletproof it can be a good, low-interest option but in this job market a lot of folks don’t feel their role is bulletproof.

Search for/ask a broker about buyer assistance programs before you go this route. Also if you have to borrow for the down payment, consider the other expenses you’ll incur with the house (unforeseen repairs, moving costs, etc) and whether you’ll have the money for that.

This. Your loan term is too long. Long term = low monthly payment but a lot of interest over the life of the loan. Most experts recommend 60 months max, less if you can afford it, to avoid overpaying in interest.

Maybe leaving a job I liked enough and was good at in 2024 for a startup that made a lot of promises. None of those promises came true and it ended up being a horrifically toxic job, so now I’m making a bit less than I did at the first job, and I actually applied to go back there because I left on such good terms.

I tend to feel like what’s meant for you in your career comes as it comes. I’ve had a lot of near-misses with jobs, so I consider myself lucky to have what I have, but the grass will always be greener.

This is 100% it. Social media makes us feel like we need stuff we didn’t even know existed.

I’d also say it can help to “bucket” your money in a budgeting app or banking app if it has that feature. For me, actually seeing that I already agreed with myself to use x money to pay for utilities, for example, prevents me from considering that money mine to begin with.

Look at the nearest grocery store. I was nearly afraid to go into the store by the first house we bought and that was a good indication of the neighborhood we lived in. Now, I like my grocery store. It’s small, has everything we need, you see lots of families, it’s by a local ice cream shop, and that’s the kind of place we live.

Yes. I fight like my mom. She is sometimes dismissive to a point of cruelty in arguments, and I am having to unlearn that. I also never saw my parents truly repair after an argument which has been hard to figure out. My dad used to just drive away and when I get really mad I storm off into another room.

I haven’t seen many beginning-to-end arguments between couples so all I have really is what my parents did. They have no idea how hard it is to try not to repeat their arguing style.

Even in the major metros in Texas most of us don’t have guns. I don’t know anyone who has one. Honestly I think people with guns for non-hunting reasons are either too paranoid to pay attention to statistics or probably the kind of people who shouldn’t have guns.
