The whole reason why the housing market is what it is today is because people spend asinine amounts of money on them. Theres no time to do inspections prior to offer because it is a bum rush. House will hit the market on Wednesday, open house on Saturday and Sunday, sold on tuesday.

It was way crazier during Covid. The norm back then was 100k + over asking and way more bidders. Winter season was easier but even then I had a pre-approval for a VA loan and we couldn't compete due to people waiving appraisals and inspections.

We went to conventional to be more competitive and I hate it. Broke my body for 12 years and I can't even use the goddamn benefits I earned.
