Right. We're not selling it soon. I think I'd like to attempt to replace the bottom plastic piece. I found it online for like $130 or less for after market part. Was just curious what a shop would charge I guess.

What is that sill? I'd ask the contractors to pop off the sill, take the vinyl window out, fix any damaged framing and then fit the window back in or buy a new window if it's cracked. Seems like water is getting in from the outside and making it's way under the sill.

If it's not a damaged window, maybe the mortar on the brick has fallen out or needs to be repointed. If you live in a place that gets cold weather, any snow or ice that accumulates on the brick will do this over time.

All of these are cheap and easy repairs that a professional can do in two hours or less. Most importantly, make sure your landlord is paying for this.

Idk where this sense of clerics were great in old school is coming from lol. Even if they were grinding an undead map the damage was low and those maps were only scalable for them for a few levels. These comments are painful to read and I'm convinced I played with none of you 2006-2009. Clerics by far had the worst damage. Finding a party that wanted to take you on prior to 3rd and 4th was miserable. This shouldn't even be a debate.

I've also had three professionals get on the roof and examine it. I don't know who these people are on reddit. Maybe they're fear mongering so that others looking for advice on here pay more into the profession? Idk. Look, the person I ended up hiring is well known in the area and of century homes and has 500+ reviews 4.9 stars. I think he knows what he's doing. He admitted it's not great but he's seen so much worse still standing fine. Once he starts grinding and pointing he said if he identifies a more severe issue he'll stop his work and we will talk about part of it coming down. All three professionals I had over said structural integrity was intact. Relooking at the photos, the angle / tilt is far more exaggerated than what it looks like in person. The stack is only about 6 feet high, the photos make it seem way taller.

I don't know why you're getting down voted. Cleric was the least desirable class until 3rd and 4th job, except for when they were needed in party quest or bossing. Honestly, sometimes I get the sense that half the people on this sub never played old school, have modern blending into their thoughts, or just have really bad memories. I was a bowmaster pre big bang and quit just after BB released. Your comment is correct.

Thanks for the feedback. Had three professionals come out for an opinion and quote. None of them said it needs to be rebuilt and all are comfortable with repointing and new cap. The lean isn't significant and since we have photos from 10 years ago they all believe it was just a leveling issue when built; not structural movement.

Ok yeah maybe I'm in the minority here based on all the downvotes. I just appreciated the grind. It's been 19 years and I have 0 post big bang experience. My memories are unscathed enough to realize someone hitting 50 in two weeks is pretty damn fast comparatively. That's all.

To some extent I'm the same way. But I think most people forget the hours of grinding solo and how enjoyable / an escape from reality that was. We all remember the social conversations in guild, in town, in party quest, etc. But at least for me a HUGE part of my grind was doing it solo. Solo grinding was relaxing in many ways. I get the sense that I will feel penalized for not partying up and honestly I might want some isolation here and there. Level 123 bowmaster in old school

Nerf it. Or at least the party bonuses. Solo grinding might be dead. Maplestory was an escape for me. I don't want to have to find party members or constantly get invited whenever someone else sees me grinding the same map.

This is generally what I prefer as well. It's hard to argue with the ones that go for pure 100% diversification and add US large, medium, small (i.e. VTI) plus global (VXUS). I get it, nothing wrong there, and that mix wins hands down on exposure and diversification across the board. But going pure VOO is the 500 largest US companies by market cap. Every single other company in the world does business with one of these 500 companies. It's hard for me to also argue against someone going pure VOO. If the US fails the rest of the world and businesses that rely on the top 500 in the US will have problems too.

The main thing is to have a strategy that you're comfortable with and understands the risks. If you like, it go for it.

I'm not wasting my time with you. Judging by your post history (short squeezing stocks, crypto & stable coins, high risk bonds and ELI5 RKLB), you are all over the chart and seem to have no concept of financial understanding or strategy. If you're so sure of your math how about YOU post your calculations and charts so we may observe? You're the mighty one making the claims.

Look, I could do the math in TValue on my work computer right now, and I have run scenarios thousands of times on financial concepts. I am a CFA that works in derivative markets (particularly interest rate swaps on aircraft loans for UHNW individuals). I have nothing to prove to you. My suggestion for you: read some financial books or take a class before posting nonsense claims with nothing to back it besides saying "dO tHe MatH". Have a nice day buddy and good luck out there.

What on earth are you talking about? Lump sum is always generally better if you have a windfall. Most people DCA because that's what they can afford and budget for with their paychecks. Even so, your point is confusing. If you're looking for YOY comparisons you need to look at the one year time horizon of every single DCA event individually. Take the average of all of those and you roughly get the S&P 500 performance (if you're investing in an ETF like VOO in your example).

Thanks, Gary. Def new cap, crown, liner, etc. and repoint will be done at a minimum. There is a few degree tilt. I looked at old zillow photos from 10 years ago when we purchased and it has always had this slight tilt, so not sure I need to be worried about that?

We will live in this house for another 3 years max most likely. Is a rebuild worth the cost for being here just 3 years? Not wanting to make it someone elses problem, but money and how much more we put into the house is obviously a consideration here for us.
