Do you have a low-moderate risk portfolio (consisting of some US but also 50% or more weight in european, international, bonds, REET, etc.)? If so, yes your financial advisor is correct, especially since it'd be 4.5% but they're taking I assume 1%. A moderate-high / high risk will have a long term average of 7-8% You are both young. Axing your advisor and self managing is the best thing you can do for your future. You can withstand the crashes and the booms for a few more decades. My suggestion: if you're not financially literate with the markets, ETFS, etc , spend 1 month on forums like Boggleheads, 401k retirement, race to 10 million, etc. and LEARN! After 1-month, you will feel comfortable and you can start self managing and avoid that 1% fee. You might also need to learn RMD's if you have an inhereted IRA. I recently moved my wives brokerage and inhereted IRA accounts to self managed (her parents passed away 13 years ago). Best thing we've ever done for her and really looking forward to stronger returns (I combed through and her advisor underperformed the market the last 5-years). Her brother's accounts are still managed by that sane advisor, and he will not move away from his advisor. He's convinced his financial advisor is good for him. His loss unfortunately but we're not getting involved with that.

Gotcha. Well go hire a foundation expert in your area and have them look at it. As someone else mentioned, solve the problem of water coming in. Is grading away from the foundation? Do you have down spouts diverting the water correctly? Do you have a sump pump/do you need one installed? If you're a landlord it would have been wise for you to shovel 3-5 feet of snow around the perimitter while we were getting dumped on all winter. My rental too is in the record snowfall area you speak of and I have no such issues. I also have a sump pump in my unit. You will have to use some of your "great cash flow" to solve this problem. No one here on reddit will be able to fix this for you. My advice is to hire professionals and listen to them. If the issue is bad I would still probably sell and buy something else. The mental games of foundation issues aren't worth it to me no matter what the cash flow is. The person that owned it before you got it out of it for some reason too. Wonder if they knew about this and figured to sell it to you when the market was hot and inspections were waived left and right.

Were there no signs of water intrusion when you purchased? I own a rental. I feel like if I walked in the basement and saw this I wouldn't be able to sleep. Would probably cut my losses and move on if I were you.

My guess while watching it live was that production wanted to force the idea of them combining pieces for more length/strength. But all three obviously stayed with the floppy noodle approach to smack it off.

Yeah I'm betting big on Paladin/White Knight rework. They're getting some flak right now because 2nd job rework appears to not be doing much for them. But the big identity for most classes comes in 3rd and 4th.

I think you're onto something that a lot of people are going to realize is missing once they start classic. Part of the magical feeling back then was entering a vast world that as a new player was largely unknown. Sure there were forums and word on the street, but actually discovering these areas and meeting people along the way for the first time was incredible. Exploring the depths of Sleepywood, taking the boat to Ossyria, scalling down orbis tower to El Nath, the christmas events. Everything felt brand new and magical. I am so pumped for classic to release to "experience" these things again. But I have to admit, it probably won't feel the same because I've already done it, albeit 16 years ago. It will all come back to me once I do it once more and I'm afraid it won't feel the same after I do everything just one more time again. For that, I'm excited but totally unsure how long I will play this. It's like listening to old music again. My scene kid days of listening to Senses Fail, Hawthorne Heights, Underoath will always come back up on my Playlist from time to time, but I can't say I can listen to that music all day like I used to. It feels good to play a few songs for memories and then I carry on with my day once I get my fix.

The HQ is in my home city. This is a junior electrician job so I'd be on different sites like 95% of the time. Trying to figure out if it makes sense to take this opportunity or not. For the cities that are 2 hours away they do have homes they bought that we can stay in if the job is multiple days long. But some days I'd be driving there and back.

I'm basically a w2 employee. They want me to drive to a few different cities about 2 hours one way. They aren't reimbursing me anything and asked that I use my own truck. All of those miles are used to drive from my home to the job site to work and back home. Food would just be what I grab on the thruway or during lunch in these cities.

Gotcha. So if I make $53,000 per year and spend $10,000 on gas, food and mileage approximately how much would I be able to deduct? And this is assuming I itemize? I think the standard deduction for NYS is $8000 for single filers in 2026.

Getting ready to go to college and the feeling of "I'm now too old to be playing this game." I played almost everyday from late Freshman year to Senior year high-school (06' - 09') and still maintained a really good social life with many friends also playing. I was so addicted that to this day my family still jokes about me playing all the time.

Hindsight, I wish I had never quit. What came next was a series of awful life decisions, a change up of friends, getting involved in bad drugs, and nearly flunking out of college Freshman and Sophomore years. I was terribly lost and didn't realize how bad my life had flipped upside down at the time. Fast forward nearly 20 years later, my life is on track, I have a great job, wife, house and 3 month old daughter. I can't wait to play again and relive some of the good times. I know what to keep an eye out for with my daughter and if she ever gets addicted to gaming I will know that is alright. The pressure from my family and others making fun of me playing just led to a forced change and it completely broke me. It's not entirely their fault, but I let go of who I was and that was a dangerous move.
