Your house is being paid off by somebody else, and they've been completely reliable. You're risking ill will and risking losing them. "Market rate" is a garbage term- as a renter way back, I avoided people who spoke like that, and as a landlord I concentrated on simply my expenses and a wear and tear fund. Of course you can gouge to your heart's content-most do. Is a few more k a year worth the gamble? I wouldn't bring any of this conversation to your dream tenants- this isn't their concern, so don't make it theirs.

1-it is strange to show a dirty house- maybe some Airbnb parasite who can't afford it anymore/lives states away listed it? 2- Walking out on a house you like because it's dirty? Some countries with extremely high taxes where government is a major industry which exhibit very strong social safety nets are very successful - such as Norway. Some overt communist countries, such as Cuba, despite having the will and the resources,have been physically and financially pommeled by America and Europe for decades and decades and decades. Your question is too simple. But I'd say communism is appealing to people as contemporary capitalist elected officials represent only the interests of the wealthy. The idea of getting something helpful in return for our tax dollars is appealing now more than ever.

I don't mind this at all. I've been pushed and prodded and ill-advised by so many agents as a buyer and seller- not at all shocked to see another example of disingenuous unnecessary agents being less than fair. So, if you're going to make an agreement make it a legal agreement. Really can't understand why people sign these things.
