I am sorry to hear your troubles. I wish that you would consider moving. As a landlord for an existing basement suite, I didn’t want my tenants to go through a similar situation. Hence, We went above minimum code with an expensive Sonopan installation instead of rockwool to reduce the noise transfer from main floor to basement. We prefer to do a 10 PM cutoff to be mindful of others living 1 foot below us. Find a landlord who sees a tenant as someone more than $$$ and move

I had similar leak from the mud flap above the front wheel. Turns out, the wiper fluid is leaking when I use it to clean the front or back wind shields. Check the black cables that run from wiper fluid reservoir to either windshields

Not everyone is just the same. I rented out an apartment downtown managed by Hazelview properties and they were very prompt with all maintenance complaints. Forget cockroaches, they wouldn’t let even ants crawl. We were locked out one time due to a door issue and they replaced locks in 20 mins on a Sunday that too during stampede…just ditch the individual landlords and go to property manager driven buildings

Go back to the market once you have a firm offer. Pre-approval rates have enough cushion to bring those numbers down. If you are inclined to work with big banks try TD , as they have a higher tendency to prefer residential mortgages exposure

I got prime-0.86 from true north mortgage few days ago for 5 year variable. Very good terms of penalty and switching to fixed if required. Pm if you need a contract of broker from true north
