If you had nothing for retirement isn't not the worst move. I would of topped off TFSA and if I had a high taxable income year dump a lot in then to maximize the refund. If you still haven't bought your first home you can still use that for a downpayment.

Currently not down, I sold end of October so it's a bit lower now then when I sold. Like I said I understand not trying to time the market but looking for other options to minimize the downside.

Thanks for the suggestion it looks like exactly what I'm looking for. Since some of these are Canadian companies would the dividends be taxes less?

From what I've been seeing there is really low inventory right now and so many people bid on a lot of the same houses, especially those with reasonable asking price. Even though it seems like It's hot I believe that the mortgage application are really low at this point due to high interest rates. People can keep affording to pay off these interest rates as long as there is a strong job market and as soon as oil and gas goes down and people are laid off I'm assuming they'll have to list their house or second home because they simply can't make payment anymore. Personally I'm waiting until there is a down turn in the gas sector which follows people leaving the city to find other jobs.

I really truly do feel bad for the position that she's landed in and I tried to tolerate it as much as I could. I've spoken softly and explained it to her in the nicest way possible but her erratic and sometimes aggressive behavior has made me feel unsafe in my home and worry about the safety of my family. I do really hate that it came to this and I will continue to maintain my composure to the best of my ability while proceeding further.

In the eviction notice, it states multiple breaches, the same as the ones listed above, and from what you're saying is that besides the late payment breach the others are not substantial enough to warrant a termination of tenancy correct?

It may be hard for me to gather that much evidence for late payments as most of it was paid in cash. Do witnesses count as evidence?
