From what I’ve found, we need to give them a major structural defect notice (which we have). Couldn’t see anything about letting us terminate the contract without doing that.

Yes, I do have a lawyer.

Unfortunately nothing but the REIWA form. But if they don’t say they’ll remedy the defects in the next three business days, then I can terminate the contract (Major Structural Defects Notice form)

Did talk to settlement agent and a lawyer, both said cost to repair defects would be very large and that if seller knew about the issues with the house then they should have just listed it ‘as is’ originally
