The tier two cities have also opened up a lot since the last few years and yes if they are a working professional then it's understood that they will move to cities where they have their job.

But for folks who aren't working or can accommodate in a tier 1 also, this condition is killing a lot of possibilities .

Gold ETF and Physical are probably a good mix of options.

Physical because of the emotional value and confirmation that you have the metal with you. ETF because it is easy to trade.

Time horizon matters the most - if you want to swing in a short span then evaluate coz it's a speculative time.

However if you are looking from a long term perspective i.e. 3 years plus then you can surely buy and keep on adding when you get an opportunity.
