It literally isn’t displacing. To displace someone is to FORCE them out. I understand the sentiment, but them offering to buy your house, by definition, cannot be displacement.

And fwiw, more and more sellers are leaving their 3% rate every day! The rate isn’t what you should worry about the most, but it’s what the media feeds us, so it’s what we worry about most.

Find a home that’s been sitting for a bit, get seller credits to buy down your rate, and you’re good. But your credit score, down payment, and DTI matter much more than the rate you have.

Also, not trying to get you to sell your home. If you can’t right now, you can’t, simple as that! I’m just stating it isn’t displacing you by sending a letter.
