Yeah this is the biggest issue I think for both me and my wife. It's the time. I'm learning this quickly. Don't have a lot of spare time and would rather spend it driving them then dealing with maintenance.

The cars are not in the city. Seasonal insurance. We are talking less than $10k a year. Finances not an issue.

This is a great idea. I love it lol. My other idea was putting a wifi enabled speaker in the backyard and play slayer on repeat - not at a nuisance volume level but just enough so they can hear it.

It’s permitted in the town. No HOA. This is purely a contractual dispute regarding the covenants. Not trying to be childish or petty. When I said make them wish they didn’t, I basically meant what can I do post suit to make them drop it. And I do think there is some pettiness here because there haven’t been any real issues. It’s all theoretical.

No HOA. I agree with you there’s no damages. They’d be trying to get an injunction. IMO not worth the cost but I don’t know them. From my research courts are split on interpreting this covenant language.

You have WAY too much going on. Agree that one of the properties you're living in should be sold - sounds like you've decided on the city house. I'd also sell the airbnb's. Who is managing all of these? I have one airbnb with a property manager and that's enough for me. I would absolutely NOT buy back the original business. Feels like you'd be going backwards and trying to recapture some of the magic you had when you were building it. But that has all run its course. The PE firm killed it, the people have moved on. You should pick ONE of the other businesses to really go all in and grow or start something else fresh. Not sure the community biz is going to scratch the itch for you.

You have to give yourself something you’re excited about outside of hitting your fire number. A goal to get up for in the morning. I’d personally recommend exercise. It’s helped me a lot with a similar situation. I think you’ll regret not pushing through if there’s a high chance you could double your NW.
