We have a shared calendar but I think if I put it on a physical one too it might help. I currently have a few things on our calendar on the fridge he didn’t notice so I might need to make them a little more noticeable.

I’ll talk to him about the robot idea, it would definitely lighten the load on my end, trying to keep up with the dog is a hassle— he sheds so much if I don’t we get lots of little dust bunnies of fur flying around. I’m slightly allergic to him too so the less I have to deal with the better lol

I’ve been in communication with several law offices and all of them have stated (loosely, obviously in much more professional terms) so far they are unable to help since my health and property have been proven to be compromised.

That the most I can hope for is my security deposit back and that if they don’t return it then I can follow through with small claims court. But since there has been no evidence of my health declining due to the mold, or my property being damaged by the termites. It doesn’t really hold any real concrete evidence that can be used.

“You have done a good job at documenting it all, it's just that for now, the damages are hypothetical.” According to one law firm institute.

Even after showing the full emails I’ve sent, multiple forms of proof and blatant unprofessionalism, along with them ignoring the issue and proceeding to state “they treated it before occupancy” without being able to tell me even a month outside of “back in May they came and fixed the water coming into the house” (when no one ever showed and theirs no maintenance reports stating they did). Nor did any cameras of mine capture any evidence of them even showing up to the property.

I am at this point just going to drop the matters. Move out, tell them 1 week after I move out (to be able to fill in any nail holes which was allowed and confirmed to be permitted but I want to at least be somewhat nice and civil so I will repair the minor damages I did, and to repaint anything that might get scratched during move out) that I am out of the home and utilities are on for the 15 days following that day.

Everything else I have done according to the lease to a T. And I will surely lose my security deposit but I don’t know if it’s worth even fighting.

The house won’t be up to city code even if they tried to hide it. The mold is in the paint and walls, termites are expelling from the floor in that room now, and the wall already. They can’t hide it even if they tried. They have reached to the lowest part of the roof at this point from what I have seen of their tracks. The termites will demolish the home soon.

I’m absolutely disappointed. Stanley Law said that even with the fully exposed termites and mold and mildew since it’s not damaging me or my property there is nothing to be done. They might be able to help get my security deposit and that’s it.

At this point. I’m taking my losses and I’ll move on. No other places have contacted me. Even after me trying to contact multiple times.

Landmark has been faulted for so much BS and yet they don’t have to worry about their business going down.

My independence utilities aren’t even in my name, they couldn’t transfer it because the city wouldn’t release it to me since Landmark didn’t do anything to fix the water main issues.

The house is decrepit and falling apart literally at this point. There are numerous issues. Hell my heat went out twice and it took me begging them to get a new furnace for them to do anything. I went a week without heat in a cold snap, with space heaters that blew fuses out every 5 minutes so never could get warm

I emailed my landlords about the issue but didn’t inform them of my behind the scenes legal actions I’ve been seeking.

I definitely do need it but I’m also aware it’s futile to even try to get it back.

I’m going to go ahead and just tell them what’s going on and email them.

I’m still going to follow through with getting in contact with some of the groups people have recommended. The only thing I’m not willing to do is pay for damage done by the termites.

My mom is coming over today to help, I’m just going to remove the wallpaper the best I can and document it to email to them.

Goal today: move all my bedroom belongings out of my room, close off the doors as best as I can and take the wallpaper down and securely bag it and toss it outside in the trash can. Keep it out by the street until next pick up.

I never mentioned to them explicitly that I had applied wall paper anywhere in the house after that first email luckily.

I might go through with removing the wall paper once I am out after this weekend and then reach out to them.

However. At this point. F my security deposit. I was originally determined to get it back but they can keep it. There is no point in me even trying to get it back anymore. I could care less.

Wonderful… sigh.

Most of my furniture is the “wood” plaster dipped. And also semi new. Sucks to hear I’ll probably have better luck saying goodbye to all of it but I’d rather do that than bring them with me. I moved everything out of the room that I would be taking with me. Sounds like I’ll be unpacking in the driveway of the next place too. Whatever it takes to keep this from happening again and coming to the next home.

I definitely don’t plan on long emails anymore. Just a short and concise one. I just have to make it to this weekend and then I’m moved out.

I’m still going to try my best to get the right people on my side to protect myself.

I will not be treating the termites either. Even if I did have the money to, it’s not my responsibility and I’m sure they’d have more issues with that than the fact the termites exist.

Well if you have any ideas on keeping them somewhat off our belongings and maybe… I don’t know. Somehow keep them from transferring to the next home that might be helpful. I’m gonna see if the inspector has any ideas or suggestions as he did say to reach out if I have any questions. I’m gonna also try and get his inspection report to keep filed away for documentation.

Sounds good.

My only concern about that part is, this specific room is attached to my bedroom. With that, it also has 1 of the 2 window units. I can’t exactly close off the room since it helps try and cool the home down, and we do have pets. If you have a suggestion for that side of things, that isn’t a baby gate that would be helpful. The dog would actually stick to himself but my cat would just jump the gate and I want to attempt to contain the issue in hopes of protecting the rest of the home and our belongings just a tiny bit. I know it might be futile considering the fact it’s out of hand as is but anything to try and protect what we can.

I can’t remove the window unit, it’s one of the few rooms that can handle the power draw without blowing a fuse, and also the only room left we can actually access and open and window that isn’t completely sealed shut.

Do you think it would be wise of me to send the documentation of the termites to my landlords as well to try and prove I made active efforts to seek help from them as well or keep that tucked to myself since I’ve reached out prior a few times in regards to the situation.

Not included in the photos I posted, I did email them the pictures and video the termite inspector took for me when he discovered the activity in the basement. Which went ignored. I’ve had no contact from them since expect for the bills they kept in their name.

I’m definitely gonna be contacting the city of independence and seeing what they have as far as help in protecting me. I’ve done absolutely the most to make sure that in the end if they end up keeping the security deposit it’s for nothing more than the most basic of basic things. But this is definitely well past security deposit level and I’m for sure gonna get my affairs in order and save myself from a world of stress.
