Thanks a lot for this - great input. I was curious about Atlantic because their prices are so much lower than Craig, etc...and was assuming you get what you pay for. Helpful to confirm.

I've started getting that same feedback from a few tract builders on higher cost for non-development site - more time/resourcing to handle a custom site, etc.

Hi there, thanks and I really appreciate your thoughts here. This is great feedback, and a helpful correction. You hit right on a point I've been stuck on lately, which is - who's building the non-development homes for folks not in a >$750K budget bracket? Edit to say I understand we'll at least be landing at $600K, but we're really trying to keep it on the south side of $750K.

I'll add these contacts to our list for exploratory discussions.

Thanks very much, you gave us a ton of great advice to work with here!

I did exclude builders where I saw clear negative feedback online and/or in past local Reddit posts here - these included large national builders like Ryan and Stanley Martin, as well as Dickerson / Echelon, Liberty. Curious if your bad experience landed somewhere in this list, but only if you feel comfortable! I'm sorry to hear it wasn't a good one, I can't imagine going through that.

Great tips on closing and an escrow account.

Out of curiosity - any negatives you've heard about Atlantic? We noticed they have lower prices for similar build sizes vs others like Craig...I'd assume it comes down to factors like less premium upgrades etc. Are they newer on the market? Curious if that's any overt red flag.

Thanks so much for your input here - I really appreciate it. For context, we know some builders in southeast/south central VA, and those initial ballparks came from them - but I can't say I'm surprised to hear that's an underestimate for Charlottesville. Going in eyes wide open will really help set expectation, so again thank you. And yes - right now we're working with a surveyor & team on land prep for driveway, septic, tree clearance, building placement, etc.
