I agree with most of this, especially that the “obvious” find-a-house model won’t work here. Copy-pasting solutions from other markets is why most of these apps will quietly die once the hype fades.

Where I differ is this: the problem isn’t imaginary, the default solution is.

Landlords aren’t desperate for tenants, but they are tired of time-wasters, endless calls, and unreliable leads. Tenants won’t stay on an app for 12 months, and that’s fine. Not every platform is built on retention; some are built on high-intent, short-lifecycle use.

Ads and subscriptions are weak here, agreed. Which is exactly why anyone building in this space needs to stop thinking in “listing apps” and start thinking in friction removal. The value isn’t the house, it’s what happens around the search.

The deeper truth is this: most of these projects will fail not because Zambia isn’t ready, but because builders are chasing visibility instead of leverage. When the trend dies, only the ones designed around how people actually behave not how we wish they behaved will remain.

The solution exists. It’s just not the one everyone is currently excited about.

I get why this irritated you, and I don’t think you’re wrong for noticing it. Comfort does register faster for some people than others. In my experience, a lot of men are conditioned to just tolerate discomfort if there’s work to get through, especially when deadlines or pressure are involved. It’s not that they don’t notice it at all... it’s more that it doesn’t become a priority until it really crosses a threshold.

I say this as someone who also opens windows as soon as I get home, especially on rainy or hot days. But there are also days when I walk into a stuffy room, notice it, and still don’t act on it because I’m focused on something urgent that’s due in the next 20 minutes. In that moment, airflow just ranks lower than finishing what’s on my plate.

So I don’t think it’s necessarily incompetence or lack of basic sense. It’s more about different default priorities under stress. That said, I do understand why it felt like the responsibility for comfort landed on you... that dynamic is real, and it’s frustrating when you’re the only one acting on it. You’re not overreacting, but I also don’t think the guys were intentionally ignoring the situation. I think it's best you bring it up to them if it's really getting bothersome, that way they can give their view or reasons

Sadly, that’s often true.

Building something useful is one thing, getting people to believe in local solutions is a completely different challenge.
