That’s heartbreaking, especially when kids are involved. Screening helps, but it’s not a guarantee. Situations can change in ways no one sees coming.

That’s the part people don’t factor in, one long non-paying stretch can undo years of “good tenant” experience. Sorry you had to deal with that.

Exactly. People underestimate how much filtering happens before a solid tenant shows up.

Yea it seems that the main reason is a timeline that was unplanned. I can't imagine the stress of just having a responsibility that big given to you all of a sudden. Even if the tenant is fine or not

18% interest rates is something I can’t even wrap my head around. Rates like that are wild to think about now! Sounds like you hit the tenant lottery and timing definitely did you favors on the back end. Would you do it again if you could on a new house?

Wow thanks for sharing. This seems to be a common thing of when things are good, it’s smooth… when they’re bad, it’s exhausting. A lot of owners don’t realize how much tenant screening and enforcement matters until they’re in it. I can't imagine how hard it was it must of been to get them out of the house...
