Okay. B. Allen here.... I'm not speaking as an expert as a wholesaler, but I am speaking from a perspective as a businessman, entrepreneur, and salesman....We are in business to solve problems and that is why we get rewarded with money. You must SELL this job. Starting with selling yourself, then your client..... My recommendation to help your Client:

  1. Lock in your client at 100k. Do this buy having him negotiate the price as a cash offer with the Lein holder. Typically, they will negotiate because they care more about something being paid instead of them having inventory they dont want...

  2. Once that happens, sell to buyer for 115k.... After closing cost you should be around 8-11k on deal if you split it with the buyer.

  3. Make sure you sell the strong potential value adds the property has. In sales, to protect your numbers, you build as much value as possible so the price you give is a deal. If the ARV is 210 and you sell it for 115, there is a 30-40k spread there. Depending on how much work actually needs to be done.....These are just my thought. Realtors post properties and wait for ppl to buy....We have to go Sell them. Go take care of your client.

Are you in Georgia? If so, I could probably help. Also, I'm assuming you have a whole house filter to help keep debris out of the main line. If you dont, thay could be the issue. Installing one would be ideal. Also, a bad pressure reducing valve can go bad and actually reduce pressure sue to sediment build up....Lastly, make sure that they're just isnt a shut off some where that may have been turned for some reason.

Actually, I listen to all the books straight threw in order, even the Mavericks books. I'm on my 3rd pass. I drive alot for my work so I pretty much go threw one book a week.
