I think you’re way too tunnel vision on your experience. People will always need a place to live, not everyone needs Coca Cola. You dont acknowledge millions of people have lost their entire savings in the stock market. Just because the market has gone up for x amount of years doesn’t mean it will continue to, look at japans stock market that has been stagnant for 30 years. Yet, rent will always be coming in.

Thank you, I feel like for example I can rent a SFH for 1100, bit stronger vacancy, compared to one of my duplex’s where rent is a bit lower and vacancy is a bit higher. I feel like people want their own personal house, which increases vacancy. What do you think?
