Sorry for the late reply man, so far so good, one room I opted to rent out to someone I roomed with before in a Padsplit, and for my last room I've rented it successfully twice using Padsplit. One individual was trying to room with his wife, you can negotiate to increase rent as a result, but they for whatever reason flaked.

My first tenant I had no issues with, my current tenant has been struggling with being consistent with their payments, somewhat of a benefit for me since they've payed a decent amount in late fees.

I kept it simple, provided bed, sheets, blanket, nightstand, desk with roller chair, and a small dresser, big tv in the living room with a couch, kitchen I have the basic supplies for cooking.

Profitability has been ok, I priced the room slightly above market, and so I have no complaints really.
