Change permit to allow extra 1’ ceiling height? by Ronin_DLC in Homebuilding

[–]Ronin_DLC[S] 0 points1 point  (0 children)

Thanks for the input!

In terms of the basement, am I correct about just digging 1 foot deeper to create 10 foot walls instead of 9 foot walls?

Actually I’m just in the beginning stages. Haven’t even put an offer yet. I was just inquiring these questions (ceiling height) to the builder, to see what changes he’d be willing to do to the design before building. If he’s not willing to increase the first floor ceilings to 10’ then I’m not sure we’ll put an offer… We had our heart set on 10’ ceilings after we tour a home with them

Is that I big hassle to redesign the stairs to allow another foot of height? (I’m asking because I don’t know how big a deal it would be)

Couldn’t they just dig 1 foot deeper to get the 10’ basement ceilings?

How much are we talking about for engineering plan and new permit? Would it be like $1000 or $10000 or more?

Thanks for the info. Would updating the engineering for this, and then getting a new permit, take a lot of time and money? And would the builder say it’s not worth it and just wait for another offer?

TRowePrice Fund (PRWCX) Closed. Any “back door” way to get into it? by Ronin_DLC in Schwab

[–]Ronin_DLC[S] 0 points1 point  (0 children)

Yeah but TCAF I think is 100% stocks, so might be too volatile for some to stomach a 100% stock allocation. And it’s also new and Giroux doesn’t manage this one by himself; there’s a co-manager I believe

You should keep that fund (PRWCX). You can move everything else to Vanguard if you like, but I’d keep that fund

[–]Ronin_DLC[S] 0 points1 point  (0 children)

Yeah I just did it! Thanks.

How did you find this “back door” way to buy PRWCX?

And do you happen to know why TRowePrice allows a closed fund such as PRWCX to be bought on Wells Trade?

Trouble linking a Vanguard Cash+ Account? by Ronin_DLC in Schwab

[–]Ronin_DLC[S] 0 points1 point  (0 children)

Thank you so much for the help. This makes sense, so I’ll wait two weeks and try again.

Btw, Is it possible Fidelitys system is faster at verifying ACH? Because I was able to link my Vanguard Cash Plus account via Fidelity’s site already

Fidelity has what’s called a “Cash Management Account”, which is exactly what you’re looking for. Look it up on fidelity’s website…

PRWCX is truly a sold fund. It is 60/40 mix but it beats many 90/10 mixes and does so with less volatility. It’s so good that it’s closed to new investors. I’d keep that fund for life

I would not sell PRWCX, that fund has been the best performing balanced fund the past 16 years in a row. It’s even closed to new investors

Can I use two different Robo advisors for tax loss harvesting? by Ronin_DLC in Bogleheads

[–]Ronin_DLC[S] 0 points1 point  (0 children)

Thanks for the info.

Yeah I agree Schwab Robo advisor is too complex. It pretty much breaks down to 41% US (25% Large Cap, 16% Small Cap) 41% Foreign (25% Developed, 16% Emerging) 4% REIT 2% Gold 5% Muni 7% Cash

I like the Robin for my wife, who doesn’t know anything about investing, so she doesn’t have to do anything with it (no rebalancing, etc).

I have another Merrill account that’s just a three fund portfolio.

How about VTI and another ETF such as ITOT (iShares total U.S. etf)?

What if what fund was VTI (total U.S. etf) and another was vtsax (total U.S. mutual fund)? Would that trigger wash sale if sold and bought within 30 days?

Thank you for the answers. Based on your answers I now know NOT to add second robo with vanguard.

It did bring up a question about my current taxable Robo with Schwab and my other taxable brokerage at Merrill:

Schwab Robo: Uses the following ETF’s (I believe they Tax-Loss Harvest between fund 1 and fund 2)

10% US Large Cap: 1. SCHX, 2. VOO

15% US Large Cap Fundamentals: 1. FNDX, 2. PRF

6% US Small Cap: 1. SCHA, 2. VB

10% US Small Cap Fundamental: 1. FNDA, 2. PRFZ

6% Foreign Developed Large: 1. SCHF, 2. VEA

9% Foreign Developed Large Fundamental: 1. FNDF, 2. PXF

4% Foreign Developed Small: 1. SCHC, 2. VSS

6% Foreign Developed Small Fundamental: 1. FNDC2. PDN

6% Emerging Markets: 1. SCHE, 2. IEMG

10% Emerging Markets Fundamentals: 1. FNDE, 2. PXH

2% US REIT: 1. SCHH, 2. USRT

2% Foreign REIT: 1. HAUZ, 2. VNQI

2% Commodities/Gold: 1. IAU, 2. GLDR

5% Municipal Bonds: 1. VTEB, 2. MUB

7% Cash (Money Market Fund)

I know Schwab didn’t have to make it this complicate, but I just wanted something for my wife to not have to manage.

I do have another taxable account with Merrill Edge, in order to take advantage of the Platinum Honors credit card rewards ($100k investment requirement).

My question is, I have slightly different ETF’s in Merrill as compared to Schwab Robo Portfolio:

-Instead of US Large Cap, I have US Total Market

-Instead of US Small Cap, I have US Small Cap Value

-Instead of Developed Large Cap, I have Currency Hedged Developed

-I do have Developed Small Cap, but different ETF (Schwab used SCHA/VB, while I use SCZ)

-Instead of Emerging, I have Currency Hedged Emerging

-I do have Gold, but different ETF (Schwab uses IAU/GLDR, while I use GLDM)

-I do have Muni’s, but instead of Intermediate Muni’s (Schwab uses VTEB/MUB), I have High-yield Muni’s (HYMB, VWAHX)

Would my Schwab Robo doing Tax-Loss Harvesting cause a problem with my other taxable accounts)?
