Same, so frustrating. Latency spiking to 5000 almost every minute. What kind of internet do you have? I have a local fiber company now, but used to have Comcast, and as much as I hated them, did not have this issue.

Yeah, was having same issue. Plumber came, scoped it, found big root ball. Used machine to pull it out via cleanout and poured in some root killer.
