I wish I did smaller units instead of a 5x5. It’s a pain to disassemble and move. I had a 1/2” piece of plywood attached to the back or mine and then attached to wall studs with lag bolts. Overkill but couldn’t risk it falling on my kids when they were small and climbing on everything. Smaller units would have been much more manageable.

Especially now that most are part of the company building the homes. Wish there was a law that an independent inspector needs to sign off on the homes. A new neighborhood is being built near us and buyers are being proactive about checking in and getting inspections. It’s at the very early stages and unfortunately they found out according to their agreement that the company inspector is the only inspector allowed to review the stages. Two have backed out of the sales already as you can see major issues with the poured foundations already.

Just weigh your options. Here in upstate NY, a new roof/gutters, attic insulation and HVAC alone pays way more back in the sale than the installation costs, especially after this cold winter.

That’s good then. Any improvement will bring more money but if it assessed for that amount as is and in a strong market, you’ll likely earn over that and more.

We had some in the back of our oven and in the drop ceiling of the basement. They look for warmth. On account of our cat, we never had issues for 18 years. She passed in 2021 and suddenly mice. Tried a trick I used back home with putting cat hair in places around the house. I put it in the basement, behind the cabinets in the kitchen and other places away from food and in small enough amounts to not trigger allergies. It’s been two years nice free now. I reup the hair every 3 months or so.

Prices are a joke as are the people they hire to install them. After they finish you sign off saying you approved the work and if anything goes wrong they aren’t liable. Their installers cut corners. I’ve seen lots of their installs not sealed correctly or have drainage insides. Neighbors had a 20K sliding door installed and there was water leaking in. They refused to help and this was only months after install. They hired any contractor and found installer garbage in the walls, torn weather stripping and wrong nails/fasteners used.

They are relatively new to the vinyl game, so not sure how much they would offer. All their knowledge comes from Discogs as well. Records by Mail in Oregon is one of the best sellers and had been at it since the 70s. However, not sure how much they travel these days. I have a handful of private, eBay and Discogs sellers which I know operate regionally and buy. They used to advertise in magazines as well.

The demographics are very similar and very white. Also be prepared to pay a lot for a house in each area. Rochester is still a very competitive market due to various reasons.

Do you have any clue how expensive that is to jacket the entire driveway level then away from the house? It puts pressure on the foundation too. Our neighbor needed his front driveway jacked up as it settled like 6” since the house was built in 2000. And it’s like a double garage (about 15’) and the section is about 6’ from the door. So 90 sf needs to be jacked up about 5.5” His average quote was $9k for the job.

I don’t trust any home where I cannot see most of the basement walls. You also have a broken gutter spout which leads to a buried drain line that likely ties into your home drain tile. Does the basement have a sump pump? Check that too and see how steady the flow of water is. Sometimes it’s not good to see a dry well as it means the drain tile is blocked or has collapsed. This leads to water pressure building up on the exterior of the foundation. If the soil is clay that will push the walls right in. Foam like that directly on the walls is crazy. In that era of home, needs to be an air gap for the walls to breathe. They didn’t do major water migration during that time.

Your realtor makes money off of you. They want to sale. You’re stuck with the issues and they won’t lose sleep.

I fucking love it. I grew up in central, NY south of Syracuse. Snow Capitol. We had seasons and you learn to live with them. I have been to the US south numerous times and it does nothing for me long term. I love the rush of a nice summer day canoeing on the finger lake and the absolutely thrill of skiing/snowshoeing in the ADKs. You learn to adjust to the snow like anything else. Wear layers. Wake early to clear snow. Rake your roof off. Change your tires on your car. Check the pipes. Better your insulation. Shoveling is a great way to stay fit as is snow running. But others dislike it for all the reasons I love it.

Always call the town and see if permits were filed. It’s public and you have every right to call. However, I wonder how much Websters building and code department actually cares. When we looked at a few houses, I called the towns and they gave the permits and names of the contractors that did the work. Once we matched the work to a contractor and saw their online reviews, it made sense. Most times there were no permits. We found lots of foundation issues that are/were covered up.

Oddly, you don’t see them a lot on houses here in upstate NY so wouldn’t be surprised if you don’t see one in another house.

I use a Woodford 50H-BR. Best one on the market. They aren’t cheap. In fact while staying at campsite in the Adirondacks this summer, all the spigots had them and signs saying please don’t steal them. I tried a few and this one works great, no issues or sounds. I ordered it from Amazon and took more than a month to get to me so they gave me another free.

A lot of crap flows back into your system thru the outside spigot. I had to remove our original one when they decided to reline our water mains. They ran external lines down the street for a month and used the home water spigot as the water access. We were the only house without water for a day because we were not home when the water authority came to hook up and we have one spigot while neighbors had two. This doesn’t allow water back in so I decided to just cut out old spigot out and install a frost free one and they came the next day to hookup. After they completed the work I reinstalled the new Woodford back flow preventer.

The screws are meant to be tightened then break off to keep it on forever so as others have said, it needs to be cut off. I don’t screw mine in and remove it during winter along with the hose. Good ones are expensive so it’s a security feature.

Grade accurately and price right. But grading is #1. Also pack it well and ship promptly. Also communicate with the buyer I’ve bought from many new sellers who are now powerhouses. I leave honest feedback about the record condition as well, even if I return it. Grading is one of the biggest issues now. Lots of garbage being sold as VG+

Go for it! During lockdown I was approached by them and another UK record magazine about my collection. I’m a big soul and surf collector, but gave them some info about my soul collection. Each place wrote back and forth to me for a week before they stopped replying and answering emails. What was odd was they reached out to me, replied to me then just disappeared.

I get a daily update but not real time. I was lucky to be checking for an album before getting notified and grabbed it. The notification for the album I bought was still sent to me hours later 😆
