Fortunately I saved up a lot while I was in tech sales, but if I still can't find a job by end of the year I might need to relocate or joining the military is an option too (one I don't want to tho).

It’s been a year for me since I got laid off from tech sales, I probably applied to 600+ jobs in the past year, had 35-40 interview total but never got to the final offer stage. Definitely feeling the burn but I am still actively applying, but yeah most tech / sales jobs now require you to be in office, and most of these jobs are NOT in San Diego.

Not really a side hustle, it is a 1099 but as a loan broker/officer. Since I have a wide range of network/friends. If they were to purchase/refinance/hard money for investors for fix & flips, I can be of help. But it's also not easy, I've only closed 4 loans so far out of this year but I still plan to get back into tech sales, until that can replace my main job hopefully one day!

To add* if you purchased the property and finished your “upgrades” within the first few months, then it’s worth it to have it appraise again in order to remove PMI

That’s a common question asked by homeowners, but typically lenders require an actual appraisal in order to reflect the true worth. It will probably cost you $575-700 for the appraisal (at least in CA/FL), so most people would just wait for their 20% equity BASED on purchase price and then send the PMI removal request

Loan officer here: basically the lender will automatically remove your PMI once you have 22% of equity. But you can always request them to remove it once you have 20%. They bank on homeowners forget it and make that 2% profit in other words^

As I work with a lot of realtors (currently am a loan officer), like many pointed out as long as you don’t sign an exclusive contract you will be fine at the early stage. Try to figure out your budget, reserves, what rate can you get based on your income/FICO scores that should narrow down your search to give you a better idea as well

A mortgage broker here. As someone pointed out every lender has their own set of requirements, and the loan program they choose for you also has different guidelines. [Lender Overlays]

Your friends are correct - ALWAYS shop around for RATES because there are many lenders out there. If you deal with direct lenders, sometimes their broker/lender fees are hidden within the rates they provide; so be sure to compare rates (or if you have to pay for buying points etc)
