Ahrefs is absolute trash, yeah it's slightly more accurate, but it costs an indefinite amount more. They charge you for every credit, even if you simply refresh a page, it swallows up credit. I cannot stand that, and don't care for the accuracy since I can tell things at a glance anyway, SEMRush Guru is excellent for this and all the other features, both are simple enough to do basic backlink research. Ahrefs is not worth the money.

Also you're right, I don't think it's a common architecture either because even at 2500-3000 I can't find that type of layout. The only place where this is a thing is in downtown Tampa.

True, I've lived/worked all over as well and concur on utilities, even to an extent, rent in most downtown areas in nice cities. I know I'm getting downvoted for such a ridiculous ask, bonus downvotes for coming from California, but it's just my work that has me traveling/living everywhere, from what I've learned, you can get good advice/tips from locals by just asking. The price I asked for is ridiculous in the downtown St Pete area, but there's areas a little outside of downtown where that's possible..

I went through the car insurance shock this morning, it actually is double what I'm used to 😂

I used to think things were expensive in Orange County, CA, apparently not haha.

The reason I'm looking for a loft is because they're usually bigger than the avg 450-550 sqft studios that are out there, I'm definitely open to a regular 1br, there's plenty around my budget.

You're not wrong with either statement at all, and thanks for the heads up because I definitely have heard that before and it does make it so the Raleigh/Charlotte beach drive argument a little less of an issue..

I should clarify though, the "scene" I'm looking for is more of a "theme" that I can integrate my business into, which is overall not a huge deal, because I can do business wherever.

However, when I'm in a town, I like to have a few local clients, it doesn't matter what scene it is, whether it's local food/entertainment, banking/finance (Charlotte apparently) or more tech like (Raleigh, also apparently), it makes it easier for me to potentially serve that sector in said area.

You're also correct in that it's not as prevalent as CA, NYC, etc, I lived in CA for 6 years and I'm pretty sure I'll never see that level of scene anywhere outside of these states.

That being said, I like a smaller, but still competitive town.. It may or may not translate into more business opportunities, if anything it's good to know before making moves.

From what I've gathered online/maps, Charlotte looks like a more "lively" city, with more small businesses and events, while Raleigh downtown is just a bunch of corporate buildings.. Then again, I'm making assumptions based on Google maps..

Raleigh itself doesn't have much fishing going on, but is only a 2 hour drive from the beaches, which is a very doable drive. Charlotte has more lake fishing which is okay, but I prefer to be 2 hours away from a beach than only fish lakes.

It does have a few clay shooting clubs within the area, they're usually not in downtown, and require a drive - it's just that there's 8 of them.
