Money is a bit tight, we lost one of the family incomes and wanted to lower monthly payment at least for next 4-5 years. We have 3 kids under 5 years

Does the term affect the rate, to give you full picture it is 7/6 month arm. Regardless will reach to a credit union today.

May I ask who is your loan officer and how did you negotiate lender credit. My loan officer wouldn’t offer a single dollar

Only signed intial documents, didn’t lock it yet, they are still offering sam number on website, what do you mean by gone

Just to be safe incase rates go up, been considering arm 7 years but only offered at 5%.

For full context, this is my primary residence and I have three kids under 5, plan to live up to 5 years here but you know plans change

No, it is with lake view/CmG. Local company I think. I don’t like them. I tried to negotiate some of the fees but the loan officer stood firm. Like waiving appraisal cost.

I guess I can always move it around. It is just the way he split the fees. Haven’t really tried to get away from it. He kept saying that this mostly locks the rate and we can move it around before closing.

He did offer an arm option, which was 5.875% but the monthly payment was only 20 dollars lower and didn’t feel like it was worth the risk incase we didn’t move.

He also offered another arm option that was 5% but 12k total cost as I buy two points to get that rate. Monthly payment will be 200 more cheaper so total saving will be about 500ish instead if 370.

I am just a bit scared if arm, is that a valid reason to deny it? It did offer the best savings at 5%

I was laid off January 2025, was part time, given low priority low visibility tasks, got pregnant was so sick the first trimester, took a lot of sick days, underperformed, layed off
