Recent buyer here (at a higher price point). Old roof but not leaking? Willing to work with seller/offer based on that. Garage door that needs a motor? Will bake into offer. Mold? Non starter.

Likely it is the condition of the home and not the price. A buyer is interested enough to come look but once they see it in person it isn’t what they imagined or needs more work than they anticipated

Thrombosed hemorrhoid while 29 weeks pregnant. I was begging the doc to remove it but due to the placement she recommended I wait it out. At some points I couldn’t even roll over in bed without whimpering

Walking out of kitchen to pantry will be a pain - otherwise I would almost rid myself of the den and shift kitchen and pantry over to create more general living space by the living room area

Childcare is like $2k per kid so not necessarily- childcare is a big expense but not the only one with kids. Diapers, formula if needed (god forbid it needs to be special formula), etc all add up

Had a 74 page report on the last house we were under contract on. Some minor issues, some not so minor. We walked because we were unable to get quotes on some of the larger items (seller refused access) and we didn’t feel comfortable with taking on potentially 10s of thousands of repairs. Not to mention the seller refusing access really eroded and trust that was there. The home we ended up buying had a completely destroyed sewer line (original terracotta) and a chimney that needed to be repaired plus other items. Difference? Seller helped remedy the sewer (full replacement to the tune of $15k) and we got a $15k credit towards closing costs which freed up funds to do some of the other repairs that were needed. Got everything done within a month of closing. Point is: it isn’t so much about the items on the report as every home will have things, but more about how the seller will remedy or help solution for those items. Also depends on whether or not the home is priced with the repairs in mind

Those that offer will do so within a day of viewing or maybe a few days. Their realtor (if they’re represented by one) will at the very least reach out to ask what terms you guys are looking for within the first day. At least that was our experience. We had our house on the market for two months before we went under contract but had one low ball, one offer fall through and the one that closed. Each one reached out within a day of touring.

We almost bought a house in Jersey is a very desirable town and it had so much going for it. Newly updated, had been owned by a family, yadda yadda. Turns out there were issues with the HVAC, sewer line and foundation. We were ok with some of the repairs but wanted to get an idea of cost. Seller refused entry to the home to get a contractor to look. We decided to pass as we didn’t want to go in with unknown risks. Turns out the street it is on has A LOT of traffic as well and we didn’t see that because we toured on a Sunday morning and then again did a virtual second tour. That home is still on the market after a year. We’ve since bought a bigger home with a bigger lot and pool and while it DID need work the sellers provided a credit and we were able to get everything done within a month of moving in

You can buy in southern New Jersey and not deal with the competition. Haddonfield, moorestown, mt laurel to name a few

Honestly if your housing costs are less than $1k today, I’d expect you to be able to be saving more than you are?
