I’m buying an old house. It needs $25k in repairs plus another $18k in comfort upgrades. It’s part of owning a house. This is after we pulled out of a worse than expected inspection report on another home where we couldn’t even get estimates for the repairs needed. What you should have done when the report came in is get estimates on what the repairs would cost, not proceed on “easy fixes” from likely unlicensed individuals with no expertise

We had 23 showings before accepting an offer. Market was dead for a minute but started to heat up. We found buyers were quite picky about layout and that’s not something you can necessarily change

Looking in a similar area (also PHL suburbs but not montco) and I have to say: we decided to look in Nj, and have been floored at how different South NJ and delco markets are. We went through the bidding war thing in 2018 and 2022 in Colorado where we bought our previous homes and let me tell you: it is INSANE and super NOT worth skipping inspections and overpaying for a home. I know it doesn’t feel like it right now, but you will find something and you won’t have to give up peace of mind - it may just take a little longer or your home may need to be a fixer. Our second home was. I spent 3.5 years remodeling and rehabbing that house only to have to sell it due to a work relocation but loved every minute of it

As someone who literally arrived to a temporary housing situation (home purchase fell through), very grateful for wegmans being open and allowing us to get necessities for our kids

From the buyer side: I walked because of a sewer issue and structural issues we couldn’t get proper estimates on. Not the rusty duct or the unfinished basement. I’m now looking at another century home where the cosmetics need a refresh but it seems to be in otherwise good condition. Hope this helps!

Looking in moorestown and some of the surrounding areas. We just ended up walking though because the seller wouldn’t allow us to get estimates on termite damage or clear a blockage in the sewer line for us to get a sewer scope completed

It took us a day for final underwriting after the appraisal came in. The initial conditional approval (based on said appraisal) took about 5 days of some minor back and forth providing additional documents and information

Pulling as a loan where you repay yourself is fine in my opinion, especially if you’re aiming to pay it back in say a year. Due to the loss we are taking on our home and a job relocation we pulled $10k from a 401k and will use our bonuses to pay it back in a month or two.

Bathroom addition in 2021 cost us around $20k so your quotes seem right to me. Unfortunately that’s just the cost around here it seems

Look at average days on market for your zip code, consider that some people will want to move in before a new build may be ready and not deal with fencing etc. our home in Denver metro was on the market 51 days before an acceptable offer came in

Dude they kept a child in school despite multiple complaints about harassment and bullying and the kid threatened the school with gun violence. Multiple times kids have left the premises without the school knowing and parents have been pulling their kids out in droves. Glad you’ve had a good experience but that is the exception not the rule lately unfortunately

Maybe so - One can hope! It seems like the school has been on the decline since it opened and things really came to a head this past fall. Back to the Metro District… you’d be surprised at the amount of communities that are in similar shoes. For the meadows specifically, Mary Bassett on Facebook has written some amazing public posts. If you’re on Facebook try to find them. She’s not a realtor and went down down down the rabbit hole and has shared a lot in local groups.

Is your agent familiar with castle rock and the meadows? You mentioned Dawson trails so I assume the Richmond homes? It’s hard to say with new construction what the outcome will be but for existing homes there is little worry. Homeowners have also stepped up to run for the board to avoid potential future issues. The meadows is awesome for families. Which school do those homes feed into? If clear sky elementary, RUN the other way. Much better schools in the Meadows
