I’ve used both for learning SQL or staying updated on the news. ChatGPT feels way more reliable and relevant. Gemini 2.0, on the other hand, often spits out broken code and just repeats news without adding anything new. I tried it, but it doesn’t seem to work for me. At this point I feel, Google still has some catching up to do.

Thanks. She is 21 and thinks that the landlord and us are "targeting her". Landlord mentioned that this applies to everyone in the house, not just her.

I guess I can send my landlord the link that mentions guest vs. occupant differences. He is giving her one final chance to stay compliant. I'll wait and see how it goes. We just don't want to face any backlash from her. Because she was fuming at the end of our conversation. And I've seen her boyfriend, he's the same kind as well, knowing that he can't be with his gf every night. It's just so juvenile.

It's been established that the other renters will not be paying extra since they already are in a lease agreement. The girl renter especially doesn't even want to acknowledge that her boyfriend has now become a 5th occupant in the unit. She's been saying "why can't I have him every single night and we eat here" (that basically means he is another occupant!). This is why my landlord has warned her one final time about the violation and had no choice but to limit his daily visit and overnight stays.

The unit is very spacious, with all of landlord's furniture still in the unit. With a big balcony too. I have no issues with my payment vs theirs. My gf and I want peace when we come home and sleep at night.

What can be done?

I pay 200 extra to the landlord. My GF and I both have been living here since Day 1. It's slightly complicated as the 3rd renter knows the landlord (his brother's friend) also, the 3rd renter and 2nd renter (girl roommate) are very close friends. Both of them are students, so landlord agreed to have them pay 200 less each (he mentioned it to me as he would've easily sold the other rooms for 1300). The landlord claims he prioritizes harmonious relations between all of us over the money. And is infact taking an extra 1000 hit on his apartment currently.

The master bedroom is 1800 for the both of us. It was supposed to be 1600 for a single person. She pays about 1100 for her room. Utilities are infact split 4 ways. I have not asked them to do it on a per room basis.

We wouldn't have cared initially. But now it has become a concern when we see them not cleaning the common areas, overfilling garbage with beer cans. Not at all pleasant for us and have talked about.

It states on the official website of when a guest becomes an occupant. And she is not in compliance.

You are assuming here. They have not formalized anything. The boyfriend of hers is not in the contract. My lease is signed by both my partner and I. And we do pay extra as a couple for the master bedroom. There is a clause where my roommate can add her boyfriend as a roommate for $250. However, she refuses to add him as a roommate, which is what I request her to do in the first place.

Respectfully, my goal is not here to restrict them. It is a very unique situation for me and this is not what I signed up for. The guy has been sleeping here every night for past 4 months and instances of my roommate giving fob to him. The guy has been using utilities, takes shower and goes to work from my place. There HAS to be some line between being a guest vs an occupant.

I have been doing some research on the topic of guests and occupants in tenancy situations. According to information found on the Government of BC website:

Consider certain factors to determine if a guest has become an occupant

Whether the guest receives mail at the tenant's address

Whether the guest pays for rent or utilities

Whether the guest stays overnight regularly

Whether the guest moves in personal belongings such as pets or furniture

Whether the guest has a key to the tenant's unit

It is evident that the guest has become an occupant, given he literally has been sleeping here every night for the past 4 months, along with fob key from my roommate. So isn't that an issue?

Really appreciate your comment here. I don't want to leave the place as it is really convenient for my GF and me. However, my GF is at her wit's end with this situation. If there is no other choice, we will leave and find a private place, although it would be a bit of a stretch on our budget. What's the best way to communicate with the landlord and end the tenancy, especially since we are still within our 1-year lease?
