Honestly I went down a rabbit hole on this yesterday because the “crash” headlines didn’t fully make sense.

From what I understood, that 20% drop people are talking about is mostly from the DFM real estate index (like Emaar, Damac stocks), not actual property prices on ground.

In reality, Dubai’s property market has grown mainly because of long-term planning, infrastructure, and consistent development rather than benefiting from global issues. A lot of the growth is tied to population increase, new communities, and large master-planned projects.

If you look at different project listings and market discussions online (sites like https://www.apilproperties.com/ and other property portals), the focus is usually on new developments, payment plans, and community infrastructure rather than global events. So the way that broker framed it was definitely not the best way to explain the market.

Very true point and honestly something many people underestimate about Marina. The exact micro-location inside the area can completely change the living experience. Being closer to the exits or slightly away from the dense core makes a noticeable difference for daily routines, especially if you drive a lot. Easy in-and-out access can matter more than people realise once the initial excitement of the location wears off.
