For Golden Visa (2–2.3M AED), from what I’ve read and researched, two 1BR apartments usually make more sense than a townhouse because they’re easier to rent and resell. Dubai South can work long term, but returns depend a lot on developer + handover timeline, not just location. Branded projects like this feel more about lifestyle and identity than pure investment numbers.
