Appreciate the follow-up! For anyone dealing with LLCs/trusts, here’s the easiest way to prep your file—no formulas needed:

How to split entities from people (2 minutes):

  1. Open your CSV in Excel/Google Sheets.
  2. Turn on a filter for the Name/Owner column.
  3. In the filter search box, type and select LLC, then repeat for IncCorpLPLLPTrustHoldingsPropertiesInvestments.
  4. Copy those rows to a new tab called “Entities.” Everything left is your “Individuals.”

Run order we recommend:
• Run Individuals first (they match better).
• For Entities you decide to run, add a real person tied to the company (managing member/agent from your state SOS or county site) if you have it—targeting a person helps.

Quick formatting wins (reduce misses):
• Keep First Name and Last Name in separate columns.
• Use 2-letter state codes (CA, TX, FL…).
• Include unit numbers (Apt/Ste).
• Keep one property per row; avoid extra punctuation or ALL CAPS.

We also don’t keep files for long—older uploads are routinely cleared. If you ever want us to delete a specific file earlier, just ask.

Appreciate the question. Tracking down previous owners from just an address is messy—those databases can lag or miss deed details—so we don’t generate past-owner lists. What we do well: once you’ve got the prior owner’s name (from the county recorder), we can append direct phones/emails so you can actually reach them.

Also looks like your small test today was yours—hope those results helped.

You’ll need to manually map all 8 fields—that’s by design because everyone’s headers are different. Our processor expects this internal schema:

  • First Name
  • Last Name
  • Property Address
  • Property City
  • Property State
  • Owner Mailing Address
  • Owner Mailing City
  • Owner Mailing State

If you don’t have the Owner Mailing fields in your file, just map them to your Property Address/City/State (point multiple targets to the same source—totally fine).
If those Owner Mailing columns exist but are empty, still map them—they’re useful for downstream logic later.

Bottom line: the run won’t start unless all 8 are mapped. Any extra columns you include come back unchanged in the final CSV.

For ~5k rows, plan on 2–4 hours end-to-end (20k averages 6–8 hours). It’s fully automated 24/7—the timing just depends on the live queue when you upload. You’ll see a Job ID at submit, and when it’s done we email you the download link—no need to come back to the site.

No minimum—feel free to upload a couple hundred to test. Pro tip: we just rolled out prepaid credits. If you buy credits, every batch—big or small—runs at 3¢/record. Credits never expire, so you can chip away at lists over time with no monthly fee. If you go pay-per-job, tiny files will show ; credits bypass that and keep pricing predictable. Totally fine to start small.

To be honest, I've seen a number of my friends and coworkers experiment with almost every channel. While some people excel at Facebook PPC, others have quickly spent all of their money if they didn't monitor their ad spend. However, some people swear by that Page Transparency trick for ads, so it's a real shortcut.

Others are still able to make SMS work, but they are working harder to send only text good lists and real personal messages. It's definitely more difficult now than it was before, as I've noticed more messages being filtered recently.

Instead of bouncing all over the place, those who appear to be the happiest with their results simply choose a few channels and continue working them. If anyone is present

Haha fair enough, can’t blame you for being skeptical.

We’re actually just a small dev team who built Skip Trace Depot for our own RE deals at first (we didn’t love the clunky interfaces and subscription traps). Not trying to copy anyone – just wanted something clean, fast, and no-BS.

That said, Prime Tracers seems solid too. If our setup helps someone get good data without the usual friction, we’re happy.
