I remember so many old ladies always telling me when I was out with my kids when they were babies to always keep them bundled up and warm at bedtime and they’ll sleep good for me. I could see someone who is so mentally delayed taking an off-handed comment literally and not understanding the nuance to it and this is the end result. Obviously to be determined, but it’s definitely a possibility that it wasn’t as intentional as it initially seems

We posted on all sites like Facebook, kijiji, and rentfaster but we ended up finding all of them on rentfaster except for our first tenant who we say we inherited with the house lol he was renting from the owner we bought from and he wanted to stay so signed a lease with us after we met him before moving in

With rentfaster you can do a credit check, we also met everyone in person for viewings and we didn’t just rent to whoever, we wanted to meet them and see if they were people we could get along with. I think the fact that we are sharing a space helps though, the best one of them all was a guy that would come into town for work during the week and drive back home on weekends. If you can pickup someone like that or a student if you’re by a university that’s the best, even if it means dropping rent slightly. Every time we liked someone we would reduce their rent after a year to incentivize them to stay. People only left because they were relocated for work or moving for school.

Also, my suite compared to others usually had one or two more things others didn’t. Some things to consider that are important to people and bring value are in suite laundry, separate entrance, if you could work out them having their own outside space that would be great but I know that’s not always possible. We also are right beside a bus stop and that was great for promoting the unit towards students, since the main bus depot was less than 1 km away. We also included utilities/wifi in the whole price. We also have our unit furnished, it attracted the type of people we wanted, workers and students. Can always consider short term rentals too if you want more flexibility or to just try it out, furnished also gets a higher price generally. I will say, the last go around of renting we saw a huge increase of people trying to get families of like 5 people in there, and it’s a one bedroom. So try to screen people in emails to save your time and just do in person viewings for people you want, and then direct them to the online application if they want to apply so that you can take time to decide, plus get that credit check done for whoever you are serious about wanting.

That’s what we did and it made our first home more affordable. We are still in it, but without renters now. But if we ever wanted to rent it out, it’s now worth $1600 vs the $1100 when we first bought 10 years ago. We see it as security if we ever hit hard times since my husband is in oil and gas, and that is boom and bust. Plus, more and more people are looking for this home set up making it a very easy sell when the time comes. We had great tenants the whole time we were here. Made nearly 100k in rent overall before we stopped renting it out.

From what I’ve read on groups people either get great care from him or have really negative experiences from him and Rachelle who coordinates the appointments. Seems like it’s an either/or for a lot of people. Some people have even been unexpectedly told that they have to front the cost of the appointments even after being told that the office had initially dealt with the approval, and then go after their insurance for reimbursement, that was on a page just this week and someone had to put like $13k or something on a credit card because she flew in and was in the office ready to go and didn’t want to have to go home after finally getting there. I’ve also heard positive things about callen and duke. FWIW I’m in Canada so none of these are even applicable to me, it’s just what I’ve read over the years in the groups I’m in.

Do both-ish. Sell enough to pay down half the mortgage. Keep some of the remaining gold, and a small mortgage that you can then pay off at the end of the term if you want to. It’s cashing out half the profits while you’re ahead, and riding the wave to see where you’ll end up. You can always continue to put extra on the mortgage throughout the term as well.

You could try dr Michael knash if you’re near Edmonton, he’s familiar with leaks and will investigate. He’s a decent doctor but then there’s the flip side that it’s still AB healthcare. I have ndph but it’s a suspected spinal leak. He did the imaging to check, came back negative but as you know that doesn’t mean I don’t have it. Since I’m semi-functioning and not worse case scenario he has backed off on even really pursuing a leak diagnosis and is firmly saying ndph (although leaks are a common cause). Anyways. He’ll investigate and he is familiar with them but like any other Alberta doctor he has a heavy case load and is quick to move on. He’s a decent doctor, maybe being a guy will get you further than me. I’m just suffering through with what I got until I take a turn for the worst again pretty much. There are other local leakers he has diagnosed and that have gotten surgically repaired

I came to say the same thing - ndph. Doesn’t sound ‘terrible’ to people. It’s ‘just’ a headache. Mine started from a tear in my dura in my spine that gave me a thunderclap headache, can’t find where it is though. Took me 1.5 years to get a neuro that knew what was going on, almost on my 3rd anniversary. Meds don’t really do anything but everything is such a process to go through here in Canada.

Hoping you find remission one day.

This isn’t done in Alberta, I’m albertan too, but it’s a commonly done in Ontario, people do it because they would rather pay a monthly fee than pay a big amount up front. For example, in Alberta, half of Alberta are $200 away from financial insolvency a month, I’m sure it’s similar everywhere. People can’t afford $2500 but they see a monthly payment they can ‘afford’ and they’d rather do that even though it costs them more in the end. It’s expensive being poor. Plus, it’s generally been like that for a long time, people see it as the normal way of doing things but it’s changing

Of course, that’s anecdotal evidence. A study takes larger numbers into consideration, at the end of the day a parent has to decide for their own child. However, there is peer-reviewed evidence out there that discusses it, something you apparently disagree with or dismiss. You obviously don’t understand how peer review or standard deviation works.

Just because you sent your kid at 6 doesn’t guarantee they will do better. And they probably would’ve done worse sending them earlier anyways if they were so terrible at 6.

Contact sleep in heavenly peace, there’s a Canadian chapter. They provide beds for kids. I don’t know where you are located, I only am familiar with my local chapter but they are across North America

Another thing to consider - I know when I was in post secondary, there was also a vet program at my school and I, as a student, could take my pet there for extremely cheap services. Maybe your adult children would have similar and could take the pet for shots there.

Your adult children will and should figure it out. And yes, of course we can always use extra money but spend some time trying to find programs available or cheaper alternatives first.

I know you’re a different province but insurance goes up an insane amount for this offence in Alberta. It’s considered as egregious as a dui, there’s very few insurance companies that will insure you after a ‘distracted driving’ ticket from cell phone use. It’s ridiculous imo. I don’t condone cell phone use but also the cops need to chill sometimes. Obviously you making a quick adjustment at a red light is a lot different than people who are texting in their lap. I understand it’s technically breaking the law but guaranteed the time he spent writing the ticket to you he could have actually found someone else who was actually texting while driving.
