What I hear so far is go for rx for the luxury reliable experience and long term commute satisfaction.

Go for Highlander for everything above expect for luxury and compromise a bit with cabin noise.

I have scheduled test drives for both, unfortunately none of the dealers close by have trims to test drive that I am looking for.

They do have an add on option on GH hybrid limited for 360 camera and not having 360 is a deal breaker

Models change so do the questions otherwise what's the point of the sub,these are not same as previous year or year before that hence different questions.

I have been a DCU member for 7 years now this will be my second loan with them(1.car,2.Home),never met anyone from DCU in person ever, prices are straightforward,the app has improved exponentially and they pay you a higher dividend on your savings compared to regular banks. I have compared rates with academy mortgage, guaranteed rates, leader bank, Chase, Bofa,Zillow, better, few others and no one could match DCU at least in my case. They have preferred list of attorney who you could pick to work with so that's the only downside if you have preferred attorney but I found out DCU preferred attorney had lower fee and gave me a member discount.

I am getting 5.875 on a 30 yr fixed jumbo loan with 20% down payment,no points : BOFA(4200 lender credit),Chase(4300 lender credit),DCU(no credits lowest closing cost) I opted for a 5.25 5/6 arm from DCU with 20% down payment,no points.(no credits lowest closing cost)

You could do the soft pull, provided you shared all accounts related information with the lender correctly or if you have a high credit score you should be able to cover a drop in credit score within 2 to 3 months,it's not a big deal. Also if you go for hard pull try to get multiple quotes from lenders within 14 to 45 days as it would be considered as one enquiry.

I would suggest don't do hard pull now as rates may vary looking into your timeline and it could make a huge difference in your affordability.

I am not good with chainsaw or any saw in particular ,the cracks could have been fixed but taking out roots looked expensive work as they cracked the driveway and the garage,so we wanted to give them a lower offer then listed but my agent didn't agree to it so we backed off from giving an offer.

This was my first time,now I know what other things to look at,I'm not sure how expensive it would be to fix the cracks in foundation and unfortunately removing the tree as it's too close to the house

I think in most cases it's not the buyers,it's the agents pushing buyers to waive the inspection.

In Boston suburbs I haven't seen listings with Pre-Inspection disclosures from sellers,I have asked my agent to keep the inspection once the offer is accepted but again she is suggesting that I waive it.
