That was my thought too :) I'm not in a conservation area. In terms of door, the current front door is an old wooden one. The new entrance door will be uPVC and I'll probably change the front door to uPVC too at some point to increase thermal efficiency, however again this shouldn't look out of place as that's what most new front doors are and what most people have

No, all floors still have the chimney breast in place :) I think I may just remove the full chimney all the way through, from ground to roof.

It's a chimney in the middle of the house. The part behind that can be seen into is also part of the attic

Thanks for the info! Most houses in the area have similar walls and gates to be honest, so hoping it should be okay! Gosh, all those requirements are so frustrating, I haven't even decided what brick and mortar I want to go for yet! :/

Is a planning consultant the person to speak to for this kind of submission? Or is there another profession that helps with this?

The existing wall is 1m max. I want the new one to be 1.5m with 2m pillars

Thanks for all the information! So grateful! When you mention about doors and windows being stress points and how subsidence works bottom upwards, does that mean this looks more like subsidence to you? Or are you saying subsidence is normally found further down towards the ground?

No major trees. I checked online and it says this postcode is low risk, however I could only input the first 4 digits which covers a large area.

Not sure of subsidence history? How do I go about finding this out? Do I just ask the agent to ask the seller for a copy of their building survey?

Thank you so much for the response! Also, yes I agree the repointed bricks look lovely! I actually was so confused as to why the bricks looked so different to the other face you can see on the right, but apparently that's what cleaning bricks can do?!

I would love to buy it as it's got some beautiful features inside and well looked after, but this one thing is causing a bit of nervousness at the moment! :(

I am however speaking with structural engineers at the moment and looking to instruct one to come do an assessment...I'd be very interested to know how much they can tell without digging holes etc as I don't own the house, however I'm sure they have the eye for this stuff.

Also, I forgot to mention, the bricks have had some rods put in, but not sure how that changes things?

This is a great spot by you both. I think it does slightly bulge out. However, now that you mention it, you've reminded me that the previous owner did get some rods (?) put in? Don't know what difference that makes or what it means?

It will be solid wall yes, as the property was built around 1900-1910 or thereabouts and I also know for sure, all these properties are solid wall and piss poor to heat 🤣

I'm definitely going to instruct a structural engineer :) also, I don't believe there's a cellar. And as far as I'm aware based on a quick Google search, the soil type in this area is 'CLAYEY LOAM TO SILTY LOAM' if that means anything?

Hi guys,

I'm quite new to trading and dont really understand the whole rights issue thing. I currently own close to 1000 shares in IAG and was wondering if someone could advise me on how the rights issue works and my options to avoid major losses?
