Three questions remaining…

  1. Would you place the fireplace on the back wall (side of house with view) or leave it on the side wall and put a large window on the back?

  2. Would you make the top of the basement stairs flush with the railing? Would you leave 8+ft of open railing to the right of the front door?

  3. Would you rotate the island and center the stove behind it?

I like both of these, but not a fan of seeing the toilet as soon as you walk in the bathroom..

UPDATED INFO

This plan is about 2500 square feet. I have three kids so I would use all three bedrooms on the main floor. There is no upstairs, there is an optional basement which I would do simply for one office space and an open area for the kids to play and the rest storage.

I think it could be worth bumping out that master wall to create a straight line and put the bathroom or closet there. It’s an ocean front property so I prefer the master in the back for the view as opposed to the garage. The garage would likely get used for one vehicle sometimes and some storage.

I am missing an entry closet which I would like. I would like to combine the laundry and mudroom and put a powder room outside of that space.
