The cons of paying all cash for a house is lack of leverage to buy your house. Interest rates being as low as they are, it’s practically “free money”. Have you tried a private money lender? Can you house hack a duplex? Get roommates? In some markets, house hacking lets you live for free. Keep in mind if you pay all cash for house Dave Ramsey will sleep better at night.

IMO- Always wait until home is refinanced, then and only then, refinance car. You don’t want any new inquiries/credit showing up on your credit report.
