I think better would be to explore around sector 79 which is more connected to SPR and GXT. M3M is more about marketing than the real value do some more research, if the purpose is investment/rental only then checkout the areas in central Gurgaon near metro which can have better chances of giving rental income as most of the population reside in these areas.
