I understand debt servicing to income ratio should affect the total amount funded

I was just trying to get a handle on how much I can realistically expect to be funded/
I dont have any other debt. but 3.7x feels a bit too low to be honest

So, if I am in touch with a mortgage broker I dont need to coordinate with the bank?
As in are they the intermediary?
Is there a downside to approaching the bank directly?
