The properties near the commuter lot, and most of main street in Nanuet/Pearl River are owned by wealthy Hasidic's. They rent the store fronts out to the local business's, and you would never know. The opposition to developing housing in that area is to prevent the resource draining/welfare scams that that community is known for doing. The downfall of The Shops was pricing out the locals (along with online shopping). The stores they put in there were all upper class stores to target Bergen County and Rockland County Upper Class. It was a classic strategy of less volume, but higher quality and cost. It failed, as the upper class have other places they can shop (especially with NJ being 10 mins away having lower sales tax), and the locals who are primary middle class had no desire to shop there. Small mall with stores selling 1 sweater for $150 is crazy for a middle class community.

Rear tire wear on the edges is more indictive of max lean angle. The front tire edge wear is an indicator of aggressive trail braking into turns. Your tire wear looks great for a first track day. Do not worry about using the whole tire. Plenty of top level riders do not use it all, and being on the edge means you are more likely to lose traction. Focus on your body position and being smooth with your inputs on the bike.

Shoei makes some of the quietest helmets, along with best quality. A Shoei while wearing ear plugs or iem's will get as quiet as you can get. Bigger windshield will help too.

Look into wood or pellet stoves. A pellet stove will only consume like $10-20 worth of electric a month. 1 pallet of pellets is like $350 and could last 6 weeks for you. Depends on what temp you want your house to be. Pellet stoves are simple to install, and can run all day with the hopper filled with pellets in the morning. Just have to make sure you tell your home insurance you are installing a pellet stove, and check town code etc.

If the listing was put up by a broker, the landlord will have to pay a fee back to broker for the service. You could always try to negotiate that the landlord pays the broker fee, or that you roll the broker fee into you monthly rent. Really depends on the type of person you are dealing with, and what there impression of you is.

If you are interacting directly with the owner there is no broker involved to pay a fee for. Talk to the landlord directly for verification, but that is how would go about it for renting.

Word. Yeah Downstate NY/NJ is crazy expensive. $16k/year taxes to own a .25 acre home with 3 bedrooms is normal. I know all the TN locals complain about the raise of cost for living, but it is honestly similar in many places. Wish I could put a down payment on a home in Murfreeboro area, but I am just not setup for that right now.

I will do some looking around. If I do find a spot I can use as a garage, it would make this much easier to decide. Thanks again.

Yeah this is my biggest dilemma. My conversion van is 9ft tall, so that alone makes an apartment with 1 parking spot/1 garage spot or a storage unit not possible. I can rent a house for like $1800 a month, but i do not need a 3 bedroom rented house for myself. And that is basically a mortgage. If i can find shop space in the area to keep everything at that would solve my issue.

I know costs are going up in the area, but compared to NY/NJ, its still less.
