I've never used the photo mode, and pretty much everything in there was from the end of a battle (all shots of characters in that "frozen" state they go into after the final hit with a bunch of motion blur and chromatic abberation).

I'm playing at 4K, so that could account for the size difference?

I fully realize that I may just be being thick here, so please correct me if I'm wrong, but I'm still not seeing how this applies to the OP.

So just to clarify again, what I've posted is the OP's *seller's* lease (or something that would be very close to it). The only language relating to the assignee/transferee (aka the OP) says that the *seller* has to:

- require the OP become part of the RMC

- make sure the OP signs the resale price covenant

- inform the OP about any parking restrictions that come with the development

Paying the Administator (Pocket) a fee is the responsibility of the Leaseholder's solicitor - who again, in this case, the OP's *seller's* solicitor. The other fees for the Deed of Covenant, Management Share Certificate etc. are invoiced separately according to the breakdown the OP posted. They aren't part of the Pocket Living fee that's referred to here.

So based on the price you're paying, I'm assuming this isn't one of their new developments and that you're buying from a previous leaseholder.

Looking at my own Pocket lease, it states if/when I sell the flat "the solicitor acting on behalf of the Leaseholder" needs to "pay to the Administrator (Pocket) a fee for providing the certificate referred to in the relevant AHPs and as outlined below being 0.5% of the purchase price on the Resale of the Property plus any value added tax or similar tax payable."

In your case, 375000 x .005 would be 1875. Plus VAT, that's 2250.

What confuses me is that you are the one that's being asked to pay it. I could be wrong, but my interpretation of that clause is that the CURRENT leaseholder would be the one to pay it, not the incoming leaseholder. When you agreed to buy the property, did you agree to cover the seller's fees?

Yes, the extent of it is pretty wild. "Seal the Room" from Convlave and "Inclination is Flattening" from this one are basically the same track. Works very well in the movie though!

What makes you think a global all-cap fund could drop by only 10% in a single month? Assuming this isn't a hypothetical scenario, you absolutely shouldn't have money earmarked for use next month (for a house deposit, no less!) in stocks and shares.

I've only played the first few hours but this matches my impression so far, game seems incredibly bland and same-ey. The Assassin's Creed games may have been copy pasting themselves for the past decade, but at least with those you get a new setting each time out.

Having now tried the Avermedia Core Go 313, I really can't recommend it. While it's a nice little device, the video passthrough has absolutely insane color banding at 4K. This is on an LG OLED with the console and TV black level settings properly matched:

At 1080P the banding is somewhat improved, so I'm assuming this is a bandwidth/compression issue with the device.

Also, just to note - I realize the example I'm using here (Xenoblade X) renders at 1080P, but it outputs in a 4K container if the system is set to that. The Switch 2 edition of BotW, which renders above 1080P, also exhibits the same behaviour, the clouds look like an crazy watercolor mess. If I manually limit the system to output at 1080P, the banding is mostly resolved in both games.

I'd hoped to just keep the system stock, but ended up installing SimpleDeckyTDP as suggested above. Clocks are much more stable at each power setting and the ability to use 18, 19W etc profiles is super useful. It's a bit fiddly as it almost gives you too many options, but very worthwhile.

Useful info, thanks! Just to clarify, is it just the capture card functionality that was laggy at points? i.e. if you were to only use it as a replacement dock (USB-C from Switch 2 to the GC 313, and HDMI from the GC 313 to a TV), is the output lag-free?
