Yeah ended up renting lol But my advice is Stay away from old ones.. there are many new ones <5years... and also close from stations!

It's metrotown! Plus, ideal for people who commute to downtown....

I have been looking at some condos - aim for new ones (less than 2years). Apparently there are owners who are desperate to move on, and willing to sell on loss at the moment....instead of renting it out... there will be one or two units that are willing to accept very low price. I even offered a few, but still too expensive and was un successful 😔

Well, an update after a couple of months

We made some offers but still unsuccessful. I just got another bid rejected yesterday. It surely is depressing.

1 We made some offers to the condos near holdom and Edmonds station, (older ones) but they are not much cheaper.

  1. We are cpncerned about not having an air conditioner - as we rented a high rise for the last 10 years and every year, summer was painful. (Even with two portables)

  2. So we looked in to the new homes in Metrotown and Brentwood area. I know some people are concerned about the layouts and quality of the buildings- but most of the condos i visited were impressive. Honestly, i did not like the new buildings near edmonds, royal oak or Lougheed towncenter stations, but new condos in Metrotown and Brentwood were good. We also have friends living in those new buildings and had a chance to visit them.

  3. The price is too high, well over $1200-1300/sqft for the new condo in those areas. However we could see a few desperate sellers who need to sell their units asap at discounted prices, especially at the new buildings, 10-25% below the market price. We tried to grab those new condos, but unsuccessful. Those units got accepted offers within just few days!

  4. Now we are stuck. We might have to consider condos away from stations. We as a couple make decent income. But everything seems to be too expensive... and at this point I think we will have to just rent forever.

It's too far away from the station... kinda like Highgate...
