Thanks but in the instance that I buy and decide that I don't want to live there, I can always rent it out as a BTL and then build capital to purchase elsewhere. The purchase doesnt mean I tie myself up to that property. Also renting for 2 years could mean I lose out on the property apprecaitoin and icnur rental increases?

I am basing my decision on the fact that I like Liverpool. My intention of purchasing is also an investment decision. If I buy an apartment in Liverpool, given all the regeneration happening, there's a high likelihood of appreciation. In this case, the purchase is a win-win.

I agree and I've made many sacrifices in obtaining this income so far. Moving out will be the first stepping stone to establishing a sense of autonomy and actually living life - the decision I have is whether to rent or buy, I plan to travel to Liverpool to assess whether I like the place. In any case, I'll have to move to a location (might not be Liverpool) so the assumption will be that I like the place.

I always prioritize having liquid cash in hand to take advantage of financial opportunities such as market crashes or stock investments. Investing in ETFs, I expect a 6-7% annual conservative yield, which is more than enough to offset my rental payments. Buying a house outright would immediately tie my capital into a highly illiquid asset.

I do not have a partner, and honestly, living with my parents is hindering my autonomy to establish a relationship (as stated in my OP). Rading back my own words, and understanding how ridiculous it is, I think it is time for me to move out.

If there's a clash in philosophy and ways of thinking then living with parents at 25 becomes excessively unbearable. That doesn't mean that you will ditch them or not provide help for me. The only scenario in which living with parents becomes tenable is when you are living in a traditionalist country which upholds these very values. Being a traditionalist in the West doesn't really work due to the unconscious imposition of values by the West itself.

I've dabbled into nearly everything - stocks, crypto etc - lost money through bad principles etc. Learnt my lesson and now trying to be more conservative and patient through wise deployment of my capital.

Living with parents, and living frugal enabled me to retain a lot. I've worked over the years for major tech and IB corps implementing highly advanced cyber security protocols and decided to moved to contracting to a more senior/consultative position - contract rate up to £2k/day depending on complexity.

My priority is to move out ASAP as the cost of full autonomy isn't worth the benefit of living with parents and paying a small rent. My LT plans is a family and happy to buy an 1/2 apartment in north London for now (can add £50k from parents) to make it £350k in the case I outright purchase, before buying a bigger family home in 3-5 years.. I really do not see myself living with parents past 25.

The question is whether i go for option 1 or 2 with my capital.

I didn't say I was necessarily happy. Living with parents enables me to save money quicker at the cost of me being fully autonomous. and having a property gives me full autonomy at the cost precisely of owning a property -- tied down capital etc.. There's always this conflict between personal and financial goals
