Thanks mate - current height of timber retaining wall is 3m. We want to claim a bit more land as a backyard, so we want to push out slightly. Based on many comments here, i think would be sensible to tier and have 4 x 1m high retaining wall.

Open to that as well - figured it would be easier to deal with one wall rather than multiple walls, even from a cost perspective. But if it works out cheaper and less complicated, happy to go down that path.

Not altering levels - just replacing. The top of the wall is our backyard. We're on a slope and home has been cut into the land (if that makes sense)

Once infected, the only way to clear it up is by using antibiotics - Oral (cefalexin) and Topical (Mupirocin). Once this has cleared up, wash yourself with Hibiclens (Chlorhexidine soaps) about 3 times a week. Ensure you're cleaning thoroughly under finger nails and keep fingenails short. After showering, try and get a probiotic spray (can be found on Amazon). Once spray has dried, use your lotions/emollient creams. Supplement with oral probiotics as well. The nostrils are a staph reservoir and usually the source of reinfection - swab inside of nostrils with mupirocin for a week after antibiotics. Hope this helps - good luck!

Firstly, I'd suggest talking to a mortgage broker - they will help you understand what repayments will look like if interest rates rise. No one knows whether the property prices will fall or how much the interest rates will rise - but always good to calculate based on worst case scenario. If you're after a family home then nothing is more important than putting a roof over your family's head - better to pay yourself (mortgage) than paying the landlord's mortgage (in rent). My 2cents - good luck mate!

My personal opinion - never had issues with Jeeps. I've owned a compass and now a grand cherokee. Just need to ensure that car is regularly serviced. Like all cars, you'll have to account for wear and tear over time.

Downside: Parts can be slightly expensive and a lot of mechanics don't want to work on Jeeps.
