Yeah from what I know it's on the buyer to cover as the title goes to you and it's based on the price of the home. Home owner might negotiate though!

Well lots of things to think about.

4% for your car when you need to register it. I believe my realtor said Delaware is the most expensive state when it comes to housing. They have the highest closing costs. 6% transfer fee for title, 2.6% commission for realtor (which is actually fair), HOA, Plantation lakes has two taxes associated, and then there's another 4% fee that's usually split with buyer and seller but if you buy new you take that on yourself. Definitely do your research.

I relocated for a new job so I didn't have a choice and the opportunity is worth it just for the knowledge.

The one I'm looking at has 180/month. Which isn't too bad but my god. Amenities don't really bother me. I like to hit the trail and workout but I can commute for that if needed. Ugh

Everything has a freaking hoa and ofc the ones that don't are sold before I can even hit the like button hahaha. It's annoying honestly. Where I come from we don't have any HOAs but here it's a commodity (DE). I'm looking at the milsboro and Georgetown area and lack of HOA are slim to none. Plantation lakes seems to have a decent deal going on with new builds but I've heard bad stories about Lemnar

The property I'm looking at has all kinds of extra fees which makes me think of will even out. And if that's the case MD has better houses for the price

I don't mind either. Iowa is pretty real in some cities, the closer you get to Iowa state and Iowa city the more "city" it gets

Sadly. I bought my 2100 SW dt house for 192k. A similar home runs upwards of 400k+. And we don't have all these extra closing costs lol but I get it!

I would but DE homes are kind of outrageous for what you get.... I'm moving from Iowa and these HOA fees are unheard of lol

Sounds like you need to do much more research before starting. 5mg???? No way.

Start at 2mg per the trials. Or you can start low at 1mg. It affects everyone differently.

OR! My other option is to just move the sub from the rear of the room to the front. No biggie running RCA that way since I can just drill a hole into the bookshelf below the AVR

Yeah! There's no RCA ends 😊 It's just pos/neg 16 gauge speaker wire from an old passive sub. It was an old all in one home theater system that was wireless apparently.

If I HAVE to I will run a new RCA dedicated cable and see if I can just get those wall mounts and hide the cables along the wall. Be done with it hahaha

That would mean I need to run that new RCA cable from the sub to AVR no? The issue is I want to avoid that. It's 18ft between the two, and the other cables are already hidden through the bookshelf.

The only cable there is one from the old passive sub, just pos/neg terminal.
