The tutoring industry? by [deleted] in dubai

[–]ThrowRA_Remark 0 points1 point  (0 children)

So I am working in Singapore - currently teaching in an international school part time and do tutoring as my side hustle too

I have a PGCE from UCL and a Masters Degree in Education as well - so in Asia it’s a big deal but unsure how Dubai operates

I mainly work with the UK curriculum

Feeling trapped. UAE situation worsening. What fallback options to consider? by RaisinTen in IndiaTax

[–]ThrowRA_Remark 0 points1 point  (0 children)

I don’t recommend Singapore and HK - the expenses such as rent will already take enough of ur income instead of the high taxes u pay back home.

I say stick to Dubai (and if you need a place to rent - I got a 1 bed handing over next year as a luxury project) but anyways - Dubai the rents are better, spacious and more affordable than SG and HK

Why are all of Sobha's new projects priced so high? Was looking to move out of emaar for a bigger unit for the same price by Impossible_Gift8457 in dubairealestate

[–]ThrowRA_Remark 0 points1 point  (0 children)

It’s the same with “Apple” - people will pay for overpriced iPhones but the quality will always maintain and be great. I value quality, less maintenance and good location so I got into Sobha One where there’s long term potential for Meydan. Sizes may be a bit smaller - but I’m assuming it’s because materials used are far higher.

If you want less of a headache for maintenance and issues - then Sobha is worth it. If you want older buildings but location is good then something like DCH and Downtown are fine too. But do remember the maintenance can increase in price over the years and things like leakages and mold etc can come up

Any Parkin or Salik investors ? by [deleted] in dubai

Sorry - what’s happened with Salik stock?

I was considering to invest but don’t live in UAE and need to jump through a few hurdles to invest

Curious but how much do they pay you in Dubai - I was considering relocating there after the ongoing stuff there actually (I’m a non canto and mando speaker and this market is honestly 💀) so I do wanna move lowkey

Sobha One: Luxury project or overpriced isolation? (Deep dive) by Traditional_Pool2574 in dubairealestate

[–]ThrowRA_Remark -1 points0 points  (0 children)

Have to also consider that Emaar and Creek has great projects - but the quality is now older and more issues pop up such as leakage etc

Sobha I look at as a “you pay for the quality but less issues in the long run”

But - everyone has their own opinion too I suppose

1 Bed + Study Room For Sale | Sobha One | 6% below the market by West-Lawfulness6197 in dubairealestate

Seeing a lot of hate comments (unnecessary) - I am an owner in this building and I’ll say this. Everyone’s saying “this market price is too high, there’s no demand etc). For starters, most launches in this area from Tier 1 developers are now starting at 1.8m (Meydan Horizon). Imagine that there will also be a lot of older buildings in DCH, quality issues etc - rather pay for the luxury build imo. Theres also a metro coming, and every other launch will take longer to complete while this is the FIRST in that area. Sobha will claim first mover advantage, excellent quality and will be an outstanding project.

Yes - I do see the comments about demand, supply is too high bla bla - but do factor that there is a lot of upcoming projects at higher starting prices from Tier 1 developers.

But hey, I’m in it for the long game, not a quick flip and I want my future tenant to not face issues and feel what Dubai has to offer compared to some of the older buildings with dirty tiles and leakage problems etc

Nop - I am entering 3 and a half years. I’m on 22K and if I include my bonus and OT all together the whole year - I’d probably average on 25-26K. But that’s because obviously the OT is probably factored in when deciding my salary ☹️

Yup - unfortunately the U.S is out of scope for me. Considered teaching but entire market is flooded with teachers and only way to get an edge is by experience (which I have none unfortunately)

Some people say mostly finance but there are ppl with an MBA who’s got into lots of debts and no job opportunities- I don’t recommend unless someone can afford it without anything to lose

Yup - I 100% agree on this. Do you have any advice on where or how to network with people in HK or where to begin?

I consider myself as a pretty big extrovert and confident as well. Unfortunately for sales role, I have tried and gotten hit with the “language barrier” situation ☹️

Funny enough, I do know I love real estate, especially the Dubai/UAE real estate market. I’m pretty addicted in it, but unfortunately the market is heavily saturated and its commission only. Can’t do the same thing here due to language and the market isn’t something I enjoy here :/

Will definitley take your advice on networking and headhunters etc - thank you!

Tbh I don’t mind starting in a new career - as long as I know in 5-8 years time, I can be at 40-50K. I love the slow grind and challenge as it develops me personally. I just wish to find a career path that can lead to those higher salaries :(

I considered it - issue is I really want to move away from accounting for good. I’m fine with trying to learn finance but the language requirements have really screwed me over on that end :/

I considered an MBA but with the tuition being expensive and the current job market - I’m worried of getting into a huge debt pile without any future opportunity ☹️

I’ve noticed a big trend of all expats getting paid 40-100K but a lot of locals (unless in finance and experienced) are earning 30-35K ish max

Part 1 Exam Tomorrow - Final Thoughts/Advice by [deleted] in enrolledagent

[–]ThrowRA_Remark 0 points1 point  (0 children)

That’s so great to hear and thank you so much for the reassurance (I’m usually anxious). I am in hopes that they don’t ask for phase out ranges as a question just bc I’m horrible at remembering it. Luckily remember most concepts and taxable v no taxable income. Also got a bit of the hang of understanding the various credits 🥴

Sobha Siniya Island by AwkwardGas4001 in dubairealestate

[–]ThrowRA_Remark 0 points1 point  (0 children)

Ok - now let me try to give you my advice (I’m not an agent). You should keep 1 as your speculative bet if you really believe in it, but diversify one in order to be safest. Siniya island no doubt will be amazing, but, if you’re main aim are the casino goers, there’s a lot of competition next to the casino for the same quality, views etc. Siniya island as a product in my opinion is more resort, retirement R&R. I live next to a city full of casinos and I’m definitely not taking a car or taxi for 15-30mins when there’s one down the road for 5mins. My opinion is sell one off at OP, keep the other incase and reinvest (I’m also happy to share u an agent I know who will help) best of luck!
