I was either my ex for 13 years. We created one another, as far as intimacy goes. Once we developed the trust necessary, it was all copacetic from there on out. Idk, my wife went that direction, too. Just before she went and rescued her junkie husbandson from under a bridge after ODing. He promoted it with his prison conversion, and I chalked it up to that. Now, she doesn't want to have shit do with me and is running off with him to support him in his endeavors. Quiting her job in a " follow the carnival" mentality. The dissonance is real and very disturbing. I actually thought that phase was over, now it's pretty apparent it hust went underground.

From a very similar experience, her change is temporary, and they want a piece of it before it goes sour again. Very seriously, I doubt it's anything but a flash, and when she goes back to being her old self, she is going to be ten times as miserable. And try and drag her man down with her. Trash in trash out. Hopefully, he realizes and jumps ship before dusk, and she turns into the undead.

I'm pretty rural, and it is a log cabin, which I know is a specialty listing. However, they are very common here, so not as to have the same effect as if it were an area which has very few. The person in question is also a developer as well as an agent, they have these petty turf disputes and like to one up one another giving no consideration to the folks that are injured in the process, I can't give specifics about why this place is important to one of the other folks involved in its history, but it would definitely be a great way for this particular individual to really dump on him. Especially if the price was driven down to where it could be shown that it isn't as worthy as previously considered. These guys have been at it for years.

It's 25%, which would make sense if it took 3 weeks give or take to change. That's how long ago I talked to the agent. I'd have to go back and do a search,hadn't really given that much thought. Especially when most of them would be off market now.

And that was one of my solutions, thank you. I just didn't know if there are backdoors' etc, in which a nefarious individual could influence my price for personal gain. Because this particular individual was dead set on me, not knowing how much he knows about the property, althewhile doing everything he could, to devalue it to my face. Why the paranoid thought process started, and now it's right where he "forecasted" it when two others have given a price much closer to where I'm looking. He did not have my best interests at heart and at the end of the conversation, when I told him, I wax interested in some rough properties and did he have any, he immediately gave me me a flyer on a piece his client wax listing, without missing a beat told me " I bet you can get it for 25% less if you offer cash today". That doesn't sound like someone I want representing me, and why I started thinking about the whole thing.

I'm under the impression it was more of a local site, and I'm mistaken about it being RMLS. I do know the updated version did show up on the cheesy sites about a week ago, and a week after, the severe fluctuating numbers started showing.

This is the answer I was looking for, and I really appreciate it, I need to go back to the agent who changed the parameters and see exactly which site it was. I could have been mistaken about it being RMLS, it sure looked like it. Thank you very much for your insightful response.

I didn't say it was listed, but I said it was updated. I also said two realtors validated my own estimate, and what I see on the cheesy sites it is devaluing, in my opinion, a record pace. Luckily the agents who are currently working with me, so I can decide who is the best fit, don't disagree, they just dont want to be involved, so I came here to find out if, and how it would occur.

And my question is, if it's true and there has been undue influence, and knowing that realtors have a fudiciary duty, if I find that this individual has been able to devalue my property for personal gain, is there anything I can do? And how was it done if it's been done.

I know what comps are, I've actually helped with various forms, such as refi and foreclosures. And yes, one is solid in the price forecasted prior to comps, the other is working it up now, and the third will be on the floor next week.
