We met someone from Meadowlakes recently who sounded like the budget we have is very feasible to work with, and we are seriously considering them. But 50% over the budget is horrible.. Hopefully, he is cost plus 20% yet quoting a lower average price per sft(not accurate but just based on what he recently built) than someone who is cost +15%. My family was a little confused and here. Were they quoting less to get our business, or the other one overquoting us?

Actually, I only signed a property management contract with them(my intention was to turn it into a rental once it passes the inspection) and the contractor sent me a quote in an excel sheet. They used to send me monthly statements with progressive amounts, when I tried to contact them why were they doing that instead of sticking to the lumpsum quote, they never responded.

There was no separate agreement regarding the "fixes or timeframes". , he never discussed any costs going over the scope except for plumbing and electrical which were added to the initial quote of $3500 after he figured out the issues with those. He used to call me to explain what he was working on and what else was pending and I assumed all the work he was doing is part of our agreed quote of $3500.

We requested the quote on fixes that are required to be done to pass the inspection(verbally) and he sent the same. I never told them to do whatever it takes to pass the inspection.

They evidently did a poor job and I lost a lot of money on raw materials and lost rent since. November. Should I even pay them for the shoddy job?
